Toa Payoh Condos: Where to Buy, Prices and the Best-Known Projects

Toa Payoh is one of Singapore’s earliest HDB new towns and still one of its most central. It is a short ride from Novena and Orchard, and its planning area stretches beyond the town centre to Potong Pasir, Bidadari and Woodleigh on the North-East Line. That makes a Toa Payoh condo search broader than many buyers expect. This guide covers where to buy, recent prices, the best-known projects, and how Toa Payoh compares with Hougang and the upcoming LinkTown Residences (Hougang Central Residences).
Toa Payoh at a glance: MRT, malls, parks and healthcare
MRT. The North-South Line stops at Braddell and Toa Payoh, one stop from Novena. Caldecott, on the western edge, is an interchange for the Circle Line and the Thomson-East Coast Line. On the eastern side, Potong Pasir (NE10) and Woodleigh (NE11) are on the North-East Line, two stops and one stop from Serangoon respectively.
Malls and services. Toa Payoh Central, around the MRT and bus interchange, is a busy town centre with the HDB Hub, shops, a market and food centres. The Woodleigh Mall serves the Bidadari side.
Parks. Toa Payoh Town Park is a classic HDB-era park, and Bidadari Park is the newer green space on the eastern side. Bishan–Ang Mo Kio Park is a short ride north.
Healthcare and schools. The Novena medical hub is one MRT stop from Toa Payoh. Schools are spread across the town; check the 1 km and 2 km circles for any address on OneMap.

Three different Toa Payohs
Lorong 1 Toa Payoh and Braddell. Trellis Towers and Oleander Towers are established projects close to the MRT. Trellis Towers is freehold, which is one reason it averages about S$470 psf more than the leasehold Oleander Towers of a similar age. The Orie, a 777-unit project on the same road, is the new launch here. Thomson 800 on Thomson Road, near Caldecott, is another freehold choice.
Potong Pasir. The Poiz Residences, The Venue Residences and Sennett Residence form a 2010s cluster around Potong Pasir MRT on the North-East Line. The Poiz is the largest, at 731 units.
Bidadari and Woodleigh. New launches in and near Toa Payoh
The Orie is the main new launch in Toa Payoh: 777 units on a 99-year lease from February 2024 at Lorong 1 Toa Payoh, between Braddell and Toa Payoh MRT. EdgeProp’s last-12-month data show developer sales averaging about S$2,723 psf, with expected completion in 2028. Toa Payoh condo prices in RCR context
URA’s Q2 2026 release (24 July 2026) showed RCR non-landed prices down 1.2% in the quarter, the weakest of the three segments, while OCR slipped 0.1% and the overall private index rose 0.5%. Toa Payoh is a lower-priced part of the RCR: most resale projects averaged S$1,850–2,460 psf over the last 12 months, based on EdgeProp data, while new launch pricing at The Orie is above S$2,600 psf. Who a Toa Payoh condo suits
- City commuters who want Novena and Orchard a few stops away without paying CCR prices.
- Families with ties to a mature estate, near parents and established amenities.
- North-East Line users, via Potong Pasir and Woodleigh, with direct trains to Dhoby Ghaut and Outram Park.
- Freehold seekers, who have a few older options such as Trellis Towers and Thomson 800.
Toa Payoh vs Hougang and LinkTown Residences
Toa Payoh is closer to the city; Hougang is further out but cheaper, and it is about to gain a Cross Island Line interchange around 2030. The North-East Line ties the two together: from Woodleigh, Hougang is three stops (Serangoon, Kovan, Hougang). Based on reported transaction data, Hougang’s Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf over the past year, below most Toa Payoh resale projects.
LinkTown Residences is the Hougang Central integrated development by CapitaLand Development, UOL and Kheng Leong: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft. Analysts expect about S$2,500–2,600 psf, an estimate only. That would be similar to The Woodleigh Residences’ recent resale average and below The Orie’s launch pricing, for a project with a larger mall and a future NEL–CRL interchange.
