Bishan Condos: Where to Buy, Prices and the Best-Known Projects

Bishan is one of the most sought-after towns for families in Singapore. It is central, it sits on two MRT lines with more on the way, it borders Bishan–Ang Mo Kio Park, and it is home to several popular schools. That demand shows up in prices: a Bishan condo generally costs more per square foot than one in most heartland towns. This guide covers where to buy, recent prices, the best-known projects, and how Bishan compares with Hougang and the upcoming LinkTown Residences (Hougang Central Residences).
Bishan at a glance: MRT, malls, parks and schools
MRT. Bishan is an interchange between the North-South Line and the Circle Line. Marymount and Lorong Chuan are nearby Circle Line stations, and Upper Thomson and Bright Hill are on the Thomson-East Coast Line. Cross Island Line (CRL) Phase 1, which LTA targets for 2030, ends at Bright Hill, making it an interchange, and adds Teck Ghee near the Ang Mo Kio border.
Malls. Junction 8, above Bishan MRT, is the main mall, and Thomson Plaza serves the Upper Thomson side.
Parks. Bishan–Ang Mo Kio Park, with the naturalised Kallang River running through it, is one of Singapore’s best-known urban parks. MacRitchie Reservoir and the Central Catchment are close to the Thomson side.
Schools. Bishan is known for schools such as Raffles Institution, Catholic High School and Ai Tong School. Primary school proximity matters here, so check the 1 km and 2 km circles for any address on OneMap before buying.

Where in Bishan
Near Bishan MRT. Sky Habitat and Sky Vue are the twin landmarks of Bishan Street 15, a short distance from Junction 8 and the interchange. Bishan 8 is an older, smaller project in the same central area. Our Sky Habitat condo guide covers that project in depth.
Shunfu and Marymount. Jadescape, a 1,206-unit Qingjian Realty project completed in 2022, is the newest large condo in Bishan and tops the 12-month table.
Sin Ming and Bright Hill. Thomson Three, Thomson Impressions, Thomson Grand, The Gardens at Bishan and Bishan Park Condominium sit in the Sin Ming and Bright Hill area, which gained the TEL in 2021 and will gain the CRL. See our Bishan Park Condominium guide for the oldest project in the table.
Bishan Street 25. Clover by the Park sits towards the Ang Mo Kio side of Bishan, and EdgeProp lists the planned Teck Ghee CRL station among its nearest stations.
New launches in and near Bishan
- Thomson Reserve on Bright Hill Drive (the former Thomson View site) is a 1,268-unit joint venture of UOL and CapitaLand Development, next to Upper Thomson MRT. EdgeProp reported on 12 August 2026 that UOL was targeting a 4Q 2026 launch. Two of the developers behind it, UOL and CapitaLand Development, are also behind LinkTown Residences.
- Lorong Puntong / Sin Ming Avenue site: URA awarded this 99-year GLS site to Eco World Development on 18 September 2026 for about S$208.1 million (about S$1,612 psf of GFA, derived from URA’s S$17,350 per sq m). A launch has not been announced.
Bishan condo prices in context
URA’s Q2 2026 release (24 July 2026) showed RCR non-landed prices down 1.2% in the quarter and OCR down 0.1%, with the overall private price index up 0.5%. Bishan’s condos sit around the lower end of city-fringe pricing. A 2010s project here averages roughly S$2,070–2,230 psf, based on EdgeProp’s 12-month data, noticeably above similar-age projects in heartland OCR towns. See OCR, RCR and CCR explained.
Who a Bishan condo suits
- Families focused on schools and a central, established town.
- Commuters on the NSL or Circle Line, with the TEL and CRL adding options.
- Buyers who value the park: Bishan–Ang Mo Kio Park is a big quality-of-life draw.
- Long-term owner-occupiers comfortable paying a premium for location.
Bishan vs Hougang and LinkTown Residences
Bishan and Hougang are closer than many people think: two Circle Line stops from Bishan to Serangoon, then two North-East Line stops to Hougang. From around 2030 the CRL will also link Bright Hill with Ang Mo Kio and Hougang. Bishan is more central and more expensive; Hougang is an OCR town where resale condos cost less. Based on reported transaction data, Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf over the past year.
LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect about S$2,500–2,600 psf, an estimate only. For a Bishan buyer, that is a new integrated home at a psf close to Bishan’s newest resale projects, but in a town that becomes an NEL–CRL interchange. The launch is expected in early 2027, though UOL’s August 2026 results guide a 2H 2027 launch.
