Clementi Condos: Where to Buy, Prices and the Best-Known Projects

Clementi is one of the west’s most searched condo towns, and for good reason. It sits between the NUS and one-north employment belt and the Jurong Lake District, it has an East-West Line station with a mall on top, and it has a deep bench of primary schools. Clementi at a glance: MRT, malls, schools and parks
MRT. Clementi (EW23) and Dover (EW22) on the East-West Line serve most of the town, with Jurong East (EW24/NS1) one stop west for the North-South Line. The Circle Line runs along the southern edge at Kent Ridge and Haw Par Villa. LTA’s Cross Island Line Phase 2, targeted for 2032, adds a Clementi interchange and a King Albert Park interchange with the Downtown Line.
Malls and daily needs. The Clementi Mall sits above the MRT, with 321 Clementi and Grantral Mall nearby, and West Coast Plaza serves the Clementi Avenue 1 and West Coast side. Ayer Rajah Food Centre and the Clementi Avenue 3 hawker centre are the everyday food options near the West Coast Walk condos.
Schools and parks. EdgeProp’s location data puts Clementi Primary, Nan Hua Primary, Pei Tong Primary and Qifa Primary within 1 km of several condos below, and NUS High School is next to The Clement Canopy. NUS, SIM and the Singapore Science Park are close by. West Coast Park and Faber Heights Park are the main green spaces on the south side. Three clusters stand out. Jalan Lempeng, near Clementi MRT, has the big newer projects: Parc Clematis, with 1,450 condo units plus 18 landed homes, and The Trilinq. Clementi Avenue 1, between Clementi and Dover, has The Clement Canopy and Clavon, both United Venture Development projects, plus the new launch Elta. West Coast Vale has Twin Vew, Whistler Grand and Parc Riviera, which are further from the MRT but close to West Coast Park and the AYE.
Freehold is the other Clementi theme. New launches in and near Clementi
- Elta (10 and 12 Clementi Avenue 1): 501 units by a joint venture of MCL Land and CSC Land Group, 99-year lease from 2024, estimated TOP in the first quarter of 2028. EdgeProp’s last-12-month data shows new-sale caveats averaging about S$2,580 psf.
- Faber Residence (Faber Walk): 399 units by GuocoLand with partners, on a 99-year lease from 2025. EdgeProp reported 86% sold at an average of S$2,160 psf after its October 2025 launch.
- Pinetree Hill and Nava Grove (Pine Grove, just north of Clementi in the Bukit Timah planning area, RCR): 520 and 552 units respectively. Their new-sale averages over the last 12 months were about S$2,578 and S$2,634 psf, per EdgeProp. Our Bukit Timah condo guide covers that side.
Clementi condo prices in OCR context
URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and RCR down 1.2%, with the overall private price index up 0.5%. That flat backdrop means the spreads in the table mostly reflect age, lease and walking distance to the MRT.
Roughly, as at September 2026: 1980s freehold around S$1,600 psf; 2008–2010 freehold around S$1,700–2,000 psf; 2017–2022 leasehold around S$1,750–1,950 psf; 2023–2024 completions around S$2,150–2,200 psf; and new launches from about S$2,150 to S$2,600 psf. Newer Clementi projects transact above many north-east OCR benchmarks, which buyers usually put down to schools, jobs and proximity to the city fringe. Who a Clementi condo suits
- Families focused on schools, with several primary schools and NUS High in the town.
- People working at NUS, one-north, Science Park or the Jurong Lake District, for whom the commute is short.
- Tenants and investors looking at university and research-cluster demand, bearing in mind rents vary widely by project.
- Buyers betting on the CRL, which adds a Clementi interchange in Phase 2.
Clementi vs Hougang and LinkTown Residences
Clementi and Hougang are both mature HDB towns with good schools, but they serve different lives. Clementi is a west-side, job-rich town on the East-West Line; Hougang is a north-east family town on the North-East Line, direct to Dhoby Ghaut, Outram Park and HarbourFront. Both gain a Cross Island Line interchange: Hougang in Phase 1 (targeted around 2030) and Clementi in Phase 2 (2032).
LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect an average of around S$2,500–2,600 psf, an estimate rather than a released price, which is in the same range as Elta. A launch is expected in early 2027, although UOL’s August 2026 results guide a 2H 2027 launch.
On resale, Hougang benchmarks based on reported transaction data are about S$1,736 psf at Riverfront Residences and S$1,877 psf at The Florence Residences over the past year, a little below Clementi’s newer projects.
