Yishun Condos: Where to Buy, Prices and the Best-Known Projects

Yishun often gets overlooked in condo conversations, which is exactly why some buyers like it. It is a large, mature town in the north with its own regional-scale mall, a hospital, several parks and reservoirs, and some of the lowest condo psf levels on the North-South Line. Yishun at a glance: MRT, malls, parks and healthcare
MRT. Yishun (NS13) and Khatib (NS14) are on the North-South Line, running south through Ang Mo Kio, Bishan and Toa Payoh to Orchard and the city, and north to Woodlands. Ang Mo Kio, three stops south of Yishun, becomes a Cross Island Line (CRL) interchange in Phase 1, which LTA targets for 2030.
Malls. Northpoint City, next to Yishun MRT and the bus interchange, is the town’s main retail hub. Neighbourhood centres fill the gaps.
Parks and nature. Yishun Park, Yishun Pond Park and Lower Seletar Reservoir Park are all within the town, with park connectors towards Seletar.
Healthcare and jobs. Khoo Teck Puat Hospital is in Yishun. Seletar Aerospace Park and the Woodlands regional centre are within reach for work.
Schools. Yishun has a wide spread of primary and secondary schools. Always check the 1 km and 2 km circles for a particular address on OneMap.

Reading the Yishun table
North Park Residences is in a league of its own. It is part of the Northpoint City development, next to Yishun MRT and the bus interchange, and its 12-month average is roughly S$500 psf above other Yishun condos from the same era. That premium for integration is a pattern seen across Singapore; our integrated condos list and integrated development explainer discuss why.
The 2010s cluster is tightly priced. The Wisteria, Symphony Suites, The Estuary, Nine Residences and The Criterion EC all sit within about S$1,330–1,390 psf on average. For buyers, that means unit size, facing, floor and walking distance to Yishun or Khatib matter more than the project name.
Older condos offer space for less. Yishun Sapphire, Yishun Emerald and Orchid Park are 1990s and early-2000s projects averaging about S$1,000–1,100 psf. Remaining lease is the trade-off: check how it affects CPF usage and loans in our CPF for private property guide.
New launches in and near Yishun
We could not verify a private new launch in Yishun town centre on sale as at September 2026. The nearest new supply is further south along the Thomson-East Coast Line:
- Springleaf Residence on Upper Thomson Road is a 941-unit, 99-year leasehold project next to Springleaf MRT (TEL), expected to complete in 2029 per EdgeProp, with a last-12-month average of about S$2,220 psf. EdgeProp places it in the wider Yishun planning area, but it is a different setting from Yishun town.

Yishun condo prices in OCR context
URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and the overall private price index up 0.5%. Yishun sits at the value end of the OCR: its 2010s projects average below similar-age condos in Tampines or Bedok, based on EdgeProp’s 12-month figures. See OCR, RCR and CCR explained.
Rents. For investors, EdgeProp’s indicative rents (as at September 2026) average about S$5.8 psf per month at North Park Residences and about S$4.5 psf per month at Symphony Suites, so the integration premium shows up in rents as well as prices. Who a Yishun condo suits
- Budget-conscious HDB upgraders who want condo facilities at a lower quantum.
- Families with ties to the north, near parents, schools and Khoo Teck Puat Hospital.
- North-South Line commuters working in Ang Mo Kio, Bishan, Toa Payoh, Novena or Orchard.
- Integrated-living fans on a tighter budget, via North Park Residences.
Yishun vs Hougang and LinkTown Residences
Yishun is cheaper per square foot than Hougang’s resale benchmarks. Based on reported transaction data, Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf over the past year in Hougang, well above most Yishun condos and similar to North Park Residences. Hougang is closer to the city on the North-East Line, direct to Dhoby Ghaut, Outram Park and HarbourFront, and more central to the north-east.
The CRL will link the two towns better from around 2030: ride the North-South Line to Ang Mo Kio, then three CRL stops (Tavistock, Serangoon North, Hougang). LinkTown Residences, the Hougang Central integrated development by CapitaLand Development, UOL and Kheng Leong, will sit above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft, with about 830 homes. Analysts expect about S$2,500–2,600 psf, an estimate only. It is expected to launch in early 2027, though UOL’s August 2026 results guide a 2H 2027 launch.
