Tampines Condos: Where to Buy, Prices and the Best-Known Projects

A Tampines condo guide for 2026: MRT lines, malls, the best-known projects with tenure, TOP and 12-month psf from EdgeProp, the new launches, and how Tampines compares with Hougang.

Tampines is one of the most popular places in Singapore to buy a first private home, and it is easy to see why. It is the east’s regional centre, it has two MRT lines today and a third on the way, and its condo market spans everything from 1990s projects to 2026 launches. This Tampines condo guide covers where to buy, what recent prices look like, the best-known projects, and how Tampines stacks up against Hougang and the upcoming LinkTown Residences (Hougang Central Residences).

Quick answer: Based on EdgeProp’s last-12-month data (as at September 2026), a Tampines condo resale ranges from about S$1,200 psf for 1990s projects to about S$1,800 psf at Treasure at Tampines, while 2026 new launch Pinery Residences averaged about S$2,550 psf. Tampines is in the Outside Central Region (OCR), District 18, served by the East-West and Downtown Lines, with Cross Island Line (CRL) Phase 1 adding Tampines North around 2030.

Tampines at a glance: MRT, malls, schools and parks

MRT. The East-West Line stops at Tampines (EW2) and Simei (EW3). The Downtown Line runs through Tampines West, Tampines, Tampines East and Upper Changi. CRL Phase 1, which LTA targets for 2030, adds Tampines North, and a later CRL Punggol Extension (targeted 2032) is planned to link Pasir Ris and Tampines North more directly with the north-east.

Malls and daily needs. Tampines Mall, Tampines 1 and Century Square cluster around the town centre, with Eastpoint Mall in Simei and IKEA on the northern side. Our Tampines Hub brings sports, community and government services under one roof.

Parks, schools and jobs. Tampines Eco Green and Sun Plaza Park are the town’s green spaces, and Bedok Reservoir sits on the western edge. Temasek Polytechnic is in Tampines, and Changi Business Park is next door, which is one reason rental demand exists here. Primary school choice is wide; always check the 1 km and 2 km circles for a specific address on OneMap.

A few patterns stand out. Tampines Street 86 is a condo cluster in its own right: The Santorini, Q Bay Residences, The Alps Residences and The Tapestry sit close together near Tampines West station, and newer projects in that row transact higher. Treasure at Tampines, a Sim Lian project of 2,203 units, is one of the largest condos in Singapore, which gives buyers a lot of comparable transactions but also a lot of competing listings. Simei projects such as Double Bay Residences and Eastpoint Green are older, with shorter remaining leases, and sit near Changi General Hospital and the Expo area.

New launches in and near Tampines

Tampines has had more new supply than most OCR towns in the last two years, based on publicly reported figures:

  • Parktown Residence (Tampines Street 62): 1,193 units integrated with a mall, bus interchange, community club and hawker centre, next to the future Tampines North CRL station. A joint venture of UOL, Singapore Land Group and CapitaLand Development. It sold about 87% on its February 2025 launch weekend at an average of about S$2,360 psf and was later reported about 98% sold at an average of about S$2,484 psf.   • Pinery Residences (Tampines West): 588 units by Hoi Hup Realty and Sunway MCL, with a retail podium and a direct underground link to Tampines West MRT. EdgeProp reported 544 units (92.5%) sold over the March 2026 launch weekend at an average of S$2,546 psf.
  • Executive condominiums: Rivelle Tampines (572 units, Sim Lian) was reported fully sold within a month of its end-March 2026 launch, and Aurelle of Tampines (760 units) and Tenet (618 units, completed 2025) are along Tampines Street 62. Tampines condo prices in OCR context

Tampines is firmly OCR. URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and RCR down 1.2%, with the overall private price index up 0.5%. In other words, the market was broadly flat in mid-2026, and the price gaps you see in the table are mainly about age, lease and location rather than momentum.

Who a Tampines condo suits

  • East-side families who want to stay near parents, schools and the regional centre.
  • People working in Changi Business Park, the airport or the Expo area, for whom the commute is short.
  • HDB upgraders on a budget, who can choose from a deep resale market at different price points.
  • Buyers betting on the CRL, particularly around Tampines North.

Tampines vs Hougang and LinkTown Residences

Tampines and Hougang are similar kinds of towns: mature, family-oriented OCR estates with big HDB populations. The differences are in rail and supply. Tampines already has the EWL and DTL; Hougang has the North-East Line direct to Dhoby Ghaut, Outram Park and HarbourFront. From around 2030, the CRL will join them: Tampines North is two stops from Hougang (via Defu), so the two towns become much closer.

On supply, Tampines has had Parktown Residence and Pinery Residences, while Hougang has had very little new private supply. LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect an average of around S$2,500–2,600 psf, an estimate rather than a released price, which would sit close to Pinery Residences and above Parktown’s launch average. A launch is expected in early 2027, although UOL’s August 2026 results guide a 2H 2027 launch.

For Hougang resale benchmarks, based on reported transaction data, Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf over the past year, similar to newer Tampines resale projects.
