Unit types, sizes and facilities

The Santorini has one- to five-bedroom units. Floor plans on EdgeProp start at about 463 sq ft for one-bedroom units, with two-bedroom plans around 721–915 sq ft, three-bedroom plans roughly 915–1,636 sq ft and four-bedroom plans around 1,238–1,841 sq ft. The largest units run to just under 2,000 sq ft.

On facilities, EdgeProp’s reporting highlights multiple lap and reflective pools, in keeping with the resort theme, and notes that many units look out towards the Tampines Quarry area. Ask the MCST or the listing agent for the current facility list and any upgrading plans.

Based on URA caveats compiled by EdgeProp for the 12 months to September 2026:

Tampines Street 86 is a quieter pocket of Tampines West, a short way from Tampines Avenue 1. EdgeProp’s amenity data shows:

  • Parks: Bedok Reservoir Park is nearby, popular for jogging and the reservoir loop.
  • Groceries: a supermarket at the neighbouring HDB blocks, roughly 170 m away.
  • Primary schools within 1 km: Poi Ching School and St. Hilda’s Primary. Verify the 1 km/2 km bands on OneMap for your specific block.
  • Malls: Tampines Mall, Century Square and Tampines 1 at Tampines town centre, a short bus or drive away.

Transport

EdgeProp lists Tampines West and Bedok Reservoir, both on the Downtown Line, as the nearest MRT stations. An earlier EdgeProp feature described the Tampines Street 86 condos as about a 15-minute bus ride from Tampines MRT, the East-West Line interchange. In short, most residents will use a bus for part of the trip, or drive. The PIE and TPE are both close.

Resale condo or new launch?

A fair comparison is with a new launch that fixes The Santorini’s main gap: rail access. LinkTown Residences (Hougang Central Residences) is a new 99-year private condo on the Hougang Central mixed-use GLS site, by CapitaLand Development, UOL and Kheng Leong. It has about 830 homes, a planned direct link to Hougang MRT (North-East Line, and a future Cross Island Line interchange), a new bus interchange and a mall of about 300,000 sq ft.
