Treasure at Tampines is the kind of project most Tampines buyers have walked past at least once: a very large 99-year condo along Tampines Lane, on the site of the former Tampines Court, developed by Sim Lian Group and completed in 2023. With 2,203 units, it has more resale supply than almost any other condo in the east, which is why the name comes up so often in searches.

This guide sets out the verified facts, recent prices, the location and who Treasure at Tampines suits. At the end, we compare it fairly with buying a new launch such as LinkTown Residences (Hougang Central Residences).

Quick answer: Treasure at Tampines is a 2,203-unit, 99-year leasehold condo (lease from 2018) in District 18, completed in 2023. Resale deals over the past 12 months averaged about S$1,800 psf (URA data via EdgeProp, Sep 2026). Tampines MRT is about 1 km away.

Unit types and sizes

Treasure at Tampines offers one- to five-bedroom layouts. Floor plans on EdgeProp run from about 463 sq ft for the smallest one-bedroom units to roughly 1,670–1,720 sq ft for five-bedroom units. Three-bedroom plans shown there sit around 818–1,087 sq ft and four-bedroom plans around 1,238–1,367 sq ft.

That spread matters. Because the development is so large, you will often find several listings of the same layout at the same time, which makes it easier to compare stacks, floors and facings before you commit.

Treasure at Tampines prices and rents

Based on URA caveats compiled by EdgeProp for the 12 months to September 2026:

  • Average resale price: about S$1,800 psf
  • Range: about S$1,600 to S$2,107 psf
  • Highest recorded deal: S$2,107 psf in August 2026, for a 1,324 sq ft unit
  • Rents: about S$2.9 to S$7.7 psf per month, averaging about S$5.5 psf per month (URA rental data via EdgeProp), for an implied gross yield of about 3.6%

For context, EdgeProp reported in July 2021 that the project was 93% sold at an average of about S$1,346 psf during its developer sales phase. Past gains are not a guide to future ones; we do not make price predictions. Smaller units usually transact at higher psf than larger ones, so compare like with like.

Location and amenities

The development sits between Tampines town centre and Simei. Based on EdgeProp’s amenity data:

  • Food: Tampines Round Market and Food Centre (Tampines Street 11) is roughly 340 m away.
  • Primary schools within 1 km: Changkat Primary, Chongzheng Primary, Tampines Primary and Yumin Primary. Always verify 1 km/2 km on OneMap for your exact block.
  • Malls: Tampines Mall and Century Square around Tampines MRT, and Eastpoint Mall at Simei.

Tampines is one of Singapore’s largest regional centres, so daily errands are easy. Our Tampines condos guide covers the wider town and other projects.

Transport

Tampines MRT, an interchange on the East-West and Downtown lines, is about 1 km away by EdgeProp’s estimate. Some residents walk, others take a short bus ride. Simei MRT is the other nearby East-West Line option. Drivers have the PIE and TPE close by.

Looking ahead, the Cross Island Line (Phase 1, targeted around 2030) will add stations at Tampines North and Pasir Ris, and runs west to Hougang, where it will interchange with the North-East Line. See our CRL Phase 1 station guide.

Pros and cons

Pros Things to weigh
Recently completed (2023), with about 91 years of lease left Tampines MRT is around 1 km, not at the doorstep
Large choice of layouts and stacks on the resale market A very large estate: facilities and lifts are shared by many households
Mature town with schools, hawker food and major malls Lots of similar units for sale can mean more competition when you sell
Can move in straight away You pay the full loan, maintenance fees and property tax from day one

Who Treasure at Tampines suits

  • Tampines HDB upgraders who want to stay near family, schools and familiar amenities. EdgeProp’s buyer data shows about 61% of purchasers gave an HDB address.
  • Families who need a home now rather than waiting four or five years for a new launch.
  • Buyers who value choice, since the unit count means a steady flow of listings to compare.

Resale condo or new launch?

If you are shortlisting Treasure at Tampines, it is worth setting it next to a new launch. LinkTown Residences (Hougang Central Residences) is a new private condo on the Hougang Central mixed-use GLS site, by CapitaLand Development, UOL and Kheng Leong, with about 830 homes on a 99-year lease. It is planned to be directly linked to Hougang MRT (North-East Line, and a future CRL interchange), a new bus interchange and a mall of about 300,000 sq ft. Sales are expected in early 2027; UOL’s August 2026 results guide a 2H 2027 launch.

Treasure at Tampines LinkTown Residences
Status Completed 2023, resale New launch, completion expected 2030/2031
Units 2,203 About 830 (reported)
Rail Tampines MRT about 1 km Directly linked to Hougang MRT (NE14)
Avg psf About S$1,800 (12 months to Sep 2026) About S$2,500–2,600 (analyst estimate)

On those numbers, LinkTown would cost roughly 39–44% more per square foot. In return, you get a fresh lease, an MRT link at the doorstep and time to save before completion under the progressive payment scheme. Treasure at Tampines gives you more space per dollar and a home you can live in today. Our new launch vs resale guide walks through the trade-offs, and the LinkTown Residences overview has the project details. LinkTown pricing is indicative only; the developers have not released prices yet.

Two of LinkTown’s developers, UOL and CapitaLand Development, are also behind Parktown Residence in Tampines North, a useful benchmark if you want to stay in the east.
