What we know about the Hougang Central Residences launch so far
The Hougang Central GLS site was awarded on 14 January 2026 to UOL Group, CapitaLand Development and CapitaLand Integrated Commercial Trust. Since then the usual pre-launch work has been under way: design, approvals and planning for the sales gallery. Here is where things stand:

How a Singapore new launch usually runs
The exact process is set by the developers, but most large launches follow the same sequence:
- Registration of interest: buyers register ahead of time to be invited to the preview, and to receive the e-brochure and indicative prices when they’re ready.
- Preview weekend(s): the showflat opens, usually by appointment. You tour the show units, study the site model and receive indicative price ranges by unit type.
- Expression of interest (EOI): for popular projects, buyers submit their preferred unit types, often with a cheque, before booking day. An EOI shows intent; it isn’t a purchase.
- Booking day or ballot: buyers are called in a set order (sometimes decided by ballot) to pick a specific unit. You pay the 5% booking fee and receive the Option to Purchase (OTP).
- Sale and Purchase Agreement (S&P): the developer sends the S&P, which you generally have three weeks to sign. Stamp duty is due within 14 days of exercising the option.
- Progressive payments: the next 15% is usually due within about eight weeks of the OTP date, then payments follow construction stages up to completion. Our progressive payment guide explains each stage.
How to prepare before preview
- Get your IPAAn in-principle approval from a bank confirms how much you can borrow under TDSR (55% of income, stress-tested at 4%). It is usually valid for about 30 days, so time it close to launch.
- Know your full budgetAdd Buyer’s Stamp Duty and any ABSD to the 5% cash and 15% cash/CPF down payment. A S$1.7 million unit carries S$54,600 in BSD alone. Try the calculators.

What to look at in the showflat
- Layout efficiency: note how much of the stated area goes to bay windows, AC ledges, balcony and corridors inside the unit. Compare the indicative floor plans.
- Room sizes: measure where your bed, wardrobe and desk would go. Show units often use slimmer furniture than you own.
- Finishes and fittings: check which items are provided and which are labelled “for display only”.
- The site model: find where each block sits relative to the mall, bus interchange, MRT entrance and surrounding roads.
- Storage and kitchen: look at the space for a washer, fridge and household store.
What a showflat can’t show you
A show unit is built in a sales gallery, not in the tower, so some things only become clear from plans, the site model and your own homework:
- Actual views: what you’ll see from your floor and facing, including neighbouring blocks, the mall roof and HDB estates around Hougang Central.
- Corridor lengths: how far your unit is from the lift lobby, and how many units share it.
- Ceiling heights across units: show units may not reflect every unit type, and areas such as bathrooms may have lower false ceilings.
- Noise and light: traffic, bus movements and afternoon sun depend on the stack. Visit the site at different times of day.
- Walls removed for display: some show units open up walls or combine spaces to look bigger. Check the plan for what’s actually delivered.
What to bring on booking day
- NRIC or passport for every buyer named on the purchase
- Your cheque book or a cashier’s order for the 5% booking fee (the developer will confirm the payee)
- Your bank IPA letter
- Your shortlist of preferred units, with backups
- If buying in joint names, all buyers should attend or confirm arrangements in advance
