LinkTown Residences (Hougang Central Residences) is one of the most searched new launches in the north-east, and the same questions come up again and again. Is it the same as Hougang Central Residences? Who is building it? Will it be linked to the MRT? How much will a 3-bedroom cost, and can you use your HDB sale proceeds and CPF? This page answers the 35 questions we hear most, in plain language and in one place.

A few ground rules before you read. The land was awarded in January 2026 and the sales launch is expected in early 2027, so a lot is still unknown. Official prices, the unit mix, the facilities list, the showflat location and the exact completion date have not been released. Where we give figures that are not official, such as indicative unit sizes referenced from Parktown Residence or analysts’ psf estimates, we say so. Where something simply hasn’t been announced, we tell you that rather than guess.

What is LinkTown Residences?

LinkTown Residences is the housing component of the Hougang Central integrated development, a mixed-use Government Land Sales site in District 19 on a 99-year lease. Around 830 homes will sit alongside a new mall, a bus interchange and a town plaza, with a direct link to Hougang MRT (NE14). The sales launch is expected in early 2027.

Is LinkTown Residences the same project as Hougang Central Residences?

Yes. Hougang Central Residences is the name many buyers use because the land was sold as the Hougang Central GLS site. You may also see Linktown Residence, in the singular, on social media. The developers have not officially confirmed the final marketing name, so check the name printed on the sales brochure and option to purchase at launch.

Who is developing LinkTown Residences?

The homes are being built by a joint venture of CapitaLand Development (50%), UOL Group (40%) and Kheng Leong (10%), which will sell the units. CapitaLand Integrated Commercial Trust (CICT) is developing the mall and will own it in full. The same group behind the homes also delivered Parktown Residence in Tampines. How much did the developers pay for the Hougang Central land?

The UOL, CapitaLand Development and CICT consortium won the tender with about S$1.5 billion, or S$1,179 psf per plot ratio. Three bids were received when the tender closed on 16 December 2025, and the winning bid was about 2.06% higher than Sim Lian Group’s. The site was awarded on 14 January 2026.

Is this the official LinkTown Residences website?

No. This is an independent information site run by Celest, a licensed salesperson (CEA Reg. No. R068464H) with Huttons Asia Pte Ltd. It is not the developers’ site. We compile facts from public announcements and reported data, and label estimates clearly. Always confirm details against the developers’ official sales documents once they are released.

Where exactly is LinkTown Residences?

The site is at Hougang Central in District 19, next to Hougang MRT station and a short walk from Hougang Mall. Punggol Community Club, Hougang Sports Centre and Punggol Park are nearby, and Montfort Junior School is next to the site. The official postal address has not been confirmed yet, so treat any address you see online as provisional.

Is LinkTown Residences directly linked to an MRT station?

Yes. The development is planned with a direct link to Hougang MRT (NE14) on the North-East Line. From there, Serangoon is two stops away for the Circle Line, and the line runs without a change to Dhoby Ghaut, Outram Park and HarbourFront. Exact walking routes and sheltered links will be clearer once the site plan is released.

When will the Cross Island Line reach Hougang?

Phase 1 of the Cross Island Line is targeted for around 2030, with 12 stations from Aviation Park to Bright Hill. Hougang is one of them, so the station becomes an interchange between the North-East Line and the CRL. That opens direct trips east towards Pasir Ris and west towards Ang Mo Kio without passing through the city.

Will there be a bus interchange at the development?

Yes. A new Hougang bus interchange is integrated into the development, together with a town plaza that includes a sheltered public event space. The bus routes, operating arrangements and pedestrian links to the residential blocks have not been announced. Once the site plan is out, check how far your block is from the interchange for both convenience and noise.

What unit types will LinkTown Residences offer?

The official unit mix has not been announced. As a planning guide, we use the layouts from Parktown Residence, the developers’ recent integrated project, which ranged from a 1-Bedroom + Study to a 5-Bedroom Premium. LinkTown Residences may differ in layout, size and proportions, so treat these as indicative until the developers publish the actual floor plans.

How big are the units likely to be?

Using Parktown Residence as a reference, indicative sizes are about 506 sq ft for a 1-Bedroom + Study, 678 sq ft for a 2-Bedroom Premium, 1,066 sq ft for a 3-Bedroom Premium, 1,496 sq ft for a 4-Bedroom Premium and 1,679 sq ft for a 5-Bedroom Premium. These are not official LinkTown Residences sizes and may change.

Will LinkTown Residences have dual-key units?

That has not been announced. Dual-key units, a main home plus a studio sharing one entrance foyer, appear in some large launches and suit multi-generation families or owners who want to rent out part of the home. How many units will there be?

About 830 homes are planned, and some reports mention up to around 835. The number of blocks, their heights and the breakdown by unit type have not been released. Those details usually appear in the site plan and elevation chart shortly before the preview, and they affect views, privacy and how many similar units compete at resale.

What facilities will the condo have?

The condominium’s own facilities list has not been released, so be wary of any list presented as final. What is known is the wider precinct: a mall of about 300,000 sq ft, a new bus interchange and a town plaza, with Hougang Sports Centre, Punggol Community Club and Punggol Park nearby. The site plan will confirm pools, gyms and other amenities.

What is the expected price of LinkTown Residences?

No official prices have been released. Property analysts expect an average of roughly S$2,500 to S$2,600 psf, based on the land price, construction costs and recent integrated launches such as Parktown Residence. How much might a 3-bedroom unit cost?

As an illustration only, a 3-Bedroom Premium of about 1,066 sq ft at S$2,500 to S$2,600 psf works out to roughly S$2.67 million to S$2.77 million. Smaller 1-Bedroom + Study units of about 506 sq ft would be around S$1.27 million to S$1.32 million on the same basis. Real prices depend on the official price list.

How does payment work for a new launch condo?

Most buyers use the progressive payment scheme. You pay 5% for the option to purchase, then 15% when you sign the sale and purchase agreement, usually about eight weeks later. The remaining 80% is billed in stages as construction progresses, ending with 25% at TOP and 15% at CSC. The calculators page shows a worked schedule.

Will there be a deferred payment scheme?

Unknown. Some developers offer a deferred payment scheme, where you pay a smaller portion upfront and most of the price at TOP. Where it is offered, it is usually priced higher than the normal progressive scheme. Whether LinkTown Residences will offer one has not been announced, so ask at the preview and compare both options carefully.

How will pricing compare with Parktown Residence and nearby condos?

Based on reported transaction data, Parktown Residence sold at about S$2,360 psf on its launch weekend and later averaged around S$2,484 psf. Older Hougang condos such as Riverfront Residences and The Florence Residences have resold at roughly S$1,736 to S$1,877 psf over the past year. New integrated launches usually sit well above local resale.

When will LinkTown Residences launch?

The sales launch is expected in early 2027; UOL’s August 2026 results guide a 2H 2027 launch. Preview and showflat opening dates have not been announced. Between the land award and launch, the developers finalise design, secure approvals and build the showflat, and any of these steps can shift the schedule. Where is the LinkTown Residences showflat?

The showflat location has not been announced. For integrated projects, the showflat is often off-site because the land is being prepared for construction. When details are confirmed, registered readers will be told the address, preview dates and appointment arrangements. Our showflat page lists what to look at and what to ask on the day.

How does booking day work?

For popular launches, buyers usually submit an expression of interest with a cheque or cashier’s order in an amount set by the developer. A ballot then decides the order in which buyers choose units. On the day you pick from whatever is still available on the balance chart, and the option to purchase is issued when you pay the 5% booking fee.

When will LinkTown Residences be completed?

Completion is expected around 2030 to 2031, but the exact TOP date has not been announced. Large integrated projects involve a mall, bus interchange and MRT connections, which adds coordination. The expected TOP and legal completion dates will be stated in the sale and purchase agreement, so read those clauses before you commit.

Is LinkTown Residences an executive condominium (EC)?

No. LinkTown Residences is a private condominium on a mixed-use GLS site, not an EC. That means there is no household income ceiling, no EC eligibility scheme, no five-year minimum occupation period and no resale restrictions of the kind ECs carry. An online ad that called it Hougang EC was wrong. Our EC explainer covers the differences.

Can foreigners buy a unit at LinkTown Residences?

Yes. Foreigners can buy non-landed private homes such as condo units without government approval. Additional Buyer’s Stamp Duty for foreigners is 60%. Under free trade agreements, nationals of the United States and nationals and PRs of Iceland, Liechtenstein, Norway and Switzerland get the same ABSD treatment as Singapore Citizens. Banks may lend more conservatively to foreigners.

Can Singapore PRs buy at LinkTown Residences?

Yes. Singapore Permanent Residents can buy private condominium units without approval. ABSD for PRs is 5% on the first residential property, 30% on the second and 35% on the third and beyond. PRs can also use their CPF Ordinary Account savings, subject to the usual limits. Check the latest rates with IRAS before booking.

How much stamp duty will I pay?

Buyer’s Stamp Duty is tiered from 1% to 6%. On a S$1.7 million purchase it comes to about S$54,600, and on S$2.7 million about S$104,600. Singapore Citizens pay no ABSD on a first home, but 20% on a second and 30% on a third. The stamp duty calculator lets you test your own numbers; verify with IRAS.

Do I need to sell my HDB flat before buying?

Not necessarily, but it changes your costs. HDB owners must usually meet the minimum occupation period before buying private property. If you keep the flat, the condo counts as your second property and attracts ABSD. Married couples with at least one Singapore Citizen may get that ABSD refunded if they sell the first home within the IRAS time limit.

Can I use CPF to buy a unit?

Yes. Your CPF Ordinary Account can pay the part of the down payment beyond the minimum 5% cash, stamp duty by reimbursement and monthly loan instalments. Usage is capped by the Valuation Limit and Withdrawal Limit unless you set aside the Basic Retirement Sum. Full usage also depends on the remaining lease covering the youngest buyer to age 95.

Which schools are near LinkTown Residences?

Montfort Junior School is next to the site. Holy Innocents’ Primary and CHIJ Our Lady of the Nativity are reported to be within about 1 km, and Xinmin Primary, Punggol Primary, Montfort Secondary and Xinmin Secondary are also in Hougang. Primary school priority depends on exact distance, so check 1 km and 2 km on OneMap once the address is confirmed.

What will the mall at Hougang Central be like?

CICT is developing and will fully own a mall of about 300,000 sq ft of net lettable area, at an estimated cost of about S$1.1 billion. It is set to be the largest mall in Hougang, with diverse food and beverage options. Specific tenants and opening dates have not been announced. Residents will not own any share of the mall.

Is the area suitable for families?

Hougang is a mature estate with established schools, hawker centres and parks. Punggol Park, with its lake, is close by, as are Hougang Sports Centre, Hougang Swimming Complex and Punggol Community Club. Kovan and Serangoon Gardens offer more food choices. Is LinkTown Residences a good investment?

It depends on your entry price, holding period and financing. In its favour are the MRT link, the future CRL interchange, the new mall and Hougang’s thin supply of private retail. What rental yield can I expect?

Rents for LinkTown Residences do not exist yet because the project has not been built, so any specific yield figure is a guess. Demand may come from the MRT and CRL link, the mall, nearby schools and the Punggol Digital District. What happens after I book a unit?

After paying the 5% booking fee you receive the option to purchase. The developer’s lawyers then send the sale and purchase agreement, which you sign and return with a further 15% within the stipulated period, usually about eight weeks from the option date. Stamp duty is due shortly after. Progress payments then follow as construction milestones are reached.
