Bedok Condos: Where to Buy, Prices and the Best-Known Projects

Bedok is one of Singapore’s oldest HDB towns, and one of its best connected in the east: three MRT lines, East Coast Park to the south and Bedok Reservoir to the north. Its condo market is mostly clustered in a few pockets, from the Bedok town centre to the Tanah Merah condo row and the older estates along Bayshore Road. Quick answer: Based on EdgeProp’s last-12-month data (as at September 2026), most 2010s Bedok condos averaged roughly S$1,500–1,800 psf, Grandeur Park Residences about S$2,016 psf and the newly completed Sceneca Residence about S$2,210 psf. Bedok is District 16, in the Outside Central Region (OCR), served by the East-West, Downtown and Thomson-East Coast Lines.

Bedok at a glance: MRT, malls, parks and schools

MRT. The East-West Line serves Kembangan, Bedok and Tanah Merah, where the Changi Airport branch splits off. The Downtown Line runs through Kaki Bukit, Bedok North and Bedok Reservoir. The Thomson-East Coast Line (TEL) reached the area with Bayshore station in June 2024, and LTA lists Bedok South and Sungei Bedok as the line’s final stage, targeted for 2026; check LTA for the latest opening status.

Malls and food. Bedok Mall sits above Bedok MRT and the bus interchange, with the town centre’s hawker and market cluster nearby. Tampines’ regional malls are a few stops east.

Parks. East Coast Park is the big one, on the southern edge of the town. Bedok Reservoir Park, with its jogging loop around the water, anchors the north.

Schools. Bedok has a good spread of primary and secondary schools. Check the 1 km and 2 km circles for any address on OneMap rather than relying on listings.

The pockets that matter

Bedok town centre. Bedok Residences is the integrated option, part of the development with Bedok Mall, Bedok MRT and the bus interchange. Its wide 12-month range (about S$1,440 to S$2,150 psf) reflects a mix of small and large units. Tanah Merah and Bedok South. This is the densest condo cluster in Bedok: Sceneca Residence, Grandeur Park Residences, The Glades, Urban Vista, Eco and Casa Merah are all within reach of Tanah Merah MRT. Newer projects transact higher, with Sceneca, completed in 2026, at the top.

Bedok Reservoir. Archipelago sits by the reservoir, between two Downtown Line stations. Our Archipelago condo guide covers it in depth.

Bayshore. The Bayshore and Bayshore Park are large 1980s–1990s estates near East Coast Park, now next to the TEL. They trade lower because of age and remaining lease, but EdgeProp lists Bayshore TEL station as their nearest MRT. Bayshore Park (1,083 units, completed 1986) averaged about S$1,282 psf over the last 12 months, per EdgeProp, and suits buyers who prioritise space and quantum over newness.

New launches in and near Bedok

  • Sceneca Residence (268 units, MCC Land) completed in 2026 according to EdgeProp, so it has moved from new launch to resale.
  • Bagnall Haus on Upper East Coast Road is a freehold project of 113 units, still under construction. EdgeProp’s last-12-month data show an average of about S$2,601 psf.
  • Pinery Residences on Bedok Reservoir Road sits at the Tampines West end, on the Bedok–Tampines boundary. EdgeProp reported 92.5% sold over the March 2026 launch weekend at an average of S$2,546 psf. See our Tampines condo guide.

Bedok condo prices in OCR context

URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and the overall private price index up 0.5%. Against that flat backdrop, Bedok’s range is wide: roughly S$1,050–1,400 psf for 1980s–1990s estates, S$1,500–1,800 psf for most 2010s projects, and S$2,000–2,200 psf for the newest resale projects, based on EdgeProp’s 12-month data. Who a Bedok condo suits

  • East Coast lovers who want the park, cycling and seaside food without paying city-fringe prices.
  • Airport and Changi Business Park commuters, who benefit from the EWL and the Changi branch at Tanah Merah.
  • Families wanting choice, since there are many 2010s projects with family-sized units.
  • Buyers who want three MRT lines within one town.

Bedok vs Hougang and LinkTown Residences

Bedok and Hougang are both mature towns with large HDB populations and strong food scenes. Bedok is better connected by rail today (EWL, DTL and TEL), while Hougang relies on the North-East Line, direct to Dhoby Ghaut, Outram Park and HarbourFront, until the Cross Island Line turns Hougang into an interchange around 2030. Bedok has the sea; Hougang is more central to the north-east and to Serangoon and Kovan.

On price, Hougang resale benchmarks are similar to Bedok’s 2010s projects: based on reported transaction data, Riverfront Residences averaged about S$1,736 psf and The Florence Residences about S$1,877 psf over the past year. The new option is LinkTown Residences, the Hougang Central integrated development by CapitaLand Development, UOL and Kheng Leong: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft. Analysts expect about S$2,500–2,600 psf (an estimate). A launch is expected in early 2027, though UOL’s August 2026 results guide a 2H 2027 launch.
