Developed by CapitaLand and completed in 2015, its 583 homes sit above Bedok Mall and are linked to Bedok MRT station and the Bedok bus interchange. For many buyers in the east, it is the reference point for what “MRT and mall downstairs” means in practice.

Unit types and sizes

Bedok Residences offers one- to four-bedroom units. EdgeProp’s unit records run from roughly 500 sq ft for compact one-bedders to about 3,200 sq ft at the top end. Three-bedroom plans shown on EdgeProp start from about 1,076 sq ft and four-bedroom plans from about 1,442 sq ft.

Bedok Residences prices and rents

At launch in November 2011, EdgeProp reported that more than 350 units were sold on the first day at an average of about S$1,350 psf. Based on URA caveats compiled by EdgeProp for the 12 months to September 2026:

  • Average resale price: about S$1,814 psf
  • Range: about S$1,442 to S$2,148 psf
  • Highest recorded deal: S$2,148 psf in April 2026, for a 689 sq ft unit
  • Rents: about S$4.0 to S$7.6 psf per month, averaging about S$5.6 psf per month, an implied gross yield of about 3.7%

Bedok Residences’ average is higher than the non-integrated east-side condos in this series, such as Q Bay Residences (about S$1,531 psf) and Double Bay Residences (about S$1,454 psf), which is consistent with the premium buyers often pay for direct MRT and mall access. We do not forecast prices.

Location and amenities

Few condos have more within a short walk. Based on EdgeProp’s amenity data:

  • Mall and groceries: Bedok Mall is directly below, a FairPrice supermarket is about 20 m away, and Djitsun Mall is about 220 m away.
  • Food: the hawker centre at Blk 208B New Upper Changi Road is about 200 m away.
  • Community and services: Heartbeat@Bedok (community club, library and sports facilities), Bedok Public Library and SingHealth Polyclinics Bedok are all within about 470 m.
  • Primary schools within 1 km: Bedok Green, Fengshan, Opera Estate and Yu Neng Primary. Temasek Junior College is about 1 km away. Verify bands on OneMap.

Transport

Bedok MRT on the East-West Line and the Bedok bus interchange are part of the same hub. From Bedok, the East-West Line runs west to the city via Paya Lebar, where you can change to the Circle Line. Bedok Reservoir station on the Downtown Line is also listed as nearby by EdgeProp. For drivers, the PIE and ECP are both close.

Resale condo or new launch?

Bedok Residences shows how an integrated condo works once it is lived in. LinkTown Residences (Hougang Central Residences) follows a similar model in the north-east: a new 99-year private condo on the Hougang Central mixed-use GLS site, by CapitaLand Development, UOL and Kheng Leong, with about 830 homes. It is planned with a direct link to Hougang MRT (North-East Line, and a future Cross Island Line interchange), a new bus interchange and a mall of about 300,000 sq ft that is set to be Hougang’s largest. Sales are expected in early 2027; UOL’s August 2026 results guide a 2H 2027 launch.
