Queenstown was Singapore’s first satellite town, and it is now one of the most in-demand city-fringe addresses. It has the East-West and Circle Lines running through it, the one-north and Science Park job clusters, and a mix of 2000s projects, 2020s completions and fresh launches. If you are weighing up a condo at Queenstown, this guide covers where to buy, what EdgeProp’s transaction data shows, the best-known projects and new launches, and how it compares with Hougang and LinkTown Residences (Hougang Central Residences).

Quick answer: Based on EdgeProp’s last-12-month data (accessed September 2026), a condo at Queenstown ranges from about S$1,850 psf at Queens (completed 2002) to about S$2,280 psf at Margaret Ville (2021), with new launches such as Lyndenwoods and Bloomsbury Residences around S$2,500–2,570 psf. Queenstown is Rest of Central Region (RCR), mostly Districts 3 and 5, on the East-West and Circle Lines.

MRT. The East-West Line runs through Queenstown (EW19), Commonwealth (EW20) and Buona Vista (EW21, an interchange with the Circle Line). The Circle Line continues through one-north (CC23), Kent Ridge (CC24), Haw Par Villa and Pasir Panjang along the southern and western edge.

Jobs. one-north, the Singapore Science Park and NUS are within the wider Queenstown area, which is why the newest launches are clustered at Media Circle, Slim Barracks Rise and Science Park Drive. Daily needs. Around Queenstown MRT, EdgeProp lists Dawson Place and Anchorpoint within about 500 m of Queens and Queens Peak, Margaret Drive Hawker Centre and Mei Chin Road Market nearby, and Queenstown Public Library. IKEA Alexandra and Alexandra Hospital are on the eastern side, and Holland Village is a short ride away.

Schools. New Town Primary and Queenstown Primary are within 1 km of Queens, Queens Peak and Margaret Ville, per EdgeProp. Check your exact address on OneMap before relying on it for Primary 1 registration.

Queenstown splits into two markets. Around the MRT and Margaret Drive, Queens Peak and Margaret Ville are the newer projects within walking distance of Queenstown or Commonwealth stations, while Queens is the older, lower-psf option with a longer-used lease. Along the southern ridge and one-north, Normanton Park is a very large project (1,840 condo units) and so offers lots of comparable deals, while Terra Hill and The Hillshore are the freehold options near the Circle Line.   • Lyndenwoods (Science Park Drive): 343 units by CapitaLand Development, the first residential project in Singapore Science Park. EdgeProp reported 94.5% sold on its July 2025 launch day at an average of S$2,450 psf.
  • Bloomsbury Residences (Media Circle): 358 units by Qingjian Realty and Forsea Holdings. EdgeProp reported 25.1% sold at its April 2025 launch at an average of S$2,474 psf.
  • Blossoms By The Park (Slim Barracks Rise): 275 units by EL Development, estimated TOP in the fourth quarter of 2027. EdgeProp reported over 200 units sold on its April 2023 launch day; its new-launch page shows an average of about S$2,361 psf.
  • Pipeline: a 327-unit Media Circle (Parcel A) project by Qingjian Realty, Forsea Holdings and Hoovasun Holdings was listed by EdgeProp among expected 2026 launches (December 2025 report).

Queenstown condo prices in RCR context

URA’s Q2 2026 release (24 July 2026) showed RCR non-landed prices down 1.2% in the quarter, the weakest of the three segments, while OCR slipped 0.1% and CCR rose 1.8%. For Queenstown, that means the market was not running away in mid-2026. As at September 2026, the rough ladder is: 2000s projects around S$1,850 psf; large 2020s projects such as Normanton Park around S$2,000 psf; MRT-side 2020–2021 completions around S$2,250 psf; and new launches and freehold around S$2,300–2,570 psf. Queenstown vs Hougang and LinkTown Residences

Queenstown is closer to the city and to the west’s job clusters; Hougang is a larger family town in the north-east, on the North-East Line direct to Dhoby Ghaut, Outram Park and HarbourFront, with a Cross Island Line interchange in Phase 1 (targeted around 2030). Queenstown’s new launches have sold around S$2,450–2,480 psf at launch, while analysts expect LinkTown Residences to average around S$2,500–2,600 psf, an estimate rather than a released price.

The difference is what that psf buys. LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, with a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong, the same CapitaLand Development that built Lyndenwoods. A launch is expected in early 2027, although UOL’s August 2026 results guide a 2H 2027 launch.
