It is a compact town with its own LRT loop, an integrated mall and MRT hub, and a growing cluster of new condos along the Hillview and Dairy Farm stretch of Upper Bukit Timah Road. Bukit Panjang at a glance: MRT, LRT, malls and nature
Rail. Bukit Panjang (DT1) is the first station on the Downtown Line, followed by Cashew (DT2) and Hillview (DT3), with a direct ride through Beauty World and Bukit Timah into the city. The Bukit Panjang LRT loops through the estates (stations such as Petir, Senja and Bangkit) and connects to Choa Chu Kang, which LTA plans as a Jurong Region Line interchange from 2028.
Malls and daily needs. Hillion Mall and Bukit Panjang Plaza sit at the town centre; EdgeProp places them about 280 m and 440 m from Maysprings. Junction 10 is on Woodlands Road, and Dairy Farm Mall is next to Dairy Farm Residences. Bukit Panjang Public Library and Bukit Panjang Hawker Centre serve the central and Bangkit areas.
Nature and schools. Bukit Timah Nature Reserve, Dairy Farm Nature Park and Zhenghua Nature Park are all close, which is the town’s main lifestyle draw. Bukit Panjang splits into two sub-markets. The town centre, around Bukit Panjang MRT and the LRT, has older, lower-psf projects such as Maysprings (see our Maysprings guide) and ECs such as Chestervale and Blossom Residences, plus Hillion Residences, which is integrated with Hillion Mall and the Bukit Panjang MRT and LRT stations. The Hillview and Dairy Farm stretch, closer to the nature reserves and the Downtown Line’s Cashew and Hillview stations, has newer and higher-psf projects, from Kingsford Hillview Peak and The Hillier to Dairy Farm Residences and Hillhaven, plus freehold and 999-year options such as Summerhill and Hillington Green. New launches in and near Bukit Panjang
- Narra Residences (50 to 64 Dairy Farm Walk): 540 units on a 99-year lease with four shop units, estimated TOP in the first quarter of 2030. EdgeProp reported 135 units sold at an average of S$2,180 psf on its launch weekend of 31 January to 1 February 2026.
- The Myst (800 Upper Bukit Timah Road): 408 units by City Developments. EdgeProp reported 27% sold on its July 2023 launch weekend at an average of S$2,057 psf; its new-launch page now shows 98.3% sold at an average of about S$2,066 psf.
- Hillhaven (Hillview Rise): 341 units on a 99-year lease from 2023, due for completion around 2027, averaging about S$2,150 psf over the last 12 months per EdgeProp.
Bukit Panjang condo prices in OCR context
URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and the overall private index up 0.5%. Within that, Bukit Panjang offers a wide ladder: 1990s condos and ECs around S$1,000–1,300 psf; 2010s Hillview projects around S$1,450–1,600 psf; freehold and 999-year Hillview projects around S$1,580–1,840 psf; 2023 completions around S$1,770 psf; and new launches around S$2,050–2,200 psf. Who a Bukit Panjang condo suits
- Nature lovers who want hiking, cycling and the reserves at the doorstep.
- Downtown Line commuters heading to Bukit Timah, Newton, Bugis or the CBD without changing trains.
- Budget-conscious upgraders, with lower entry psf levels at the older projects.
- Families who want a quieter town with a compact centre.
Bukit Panjang vs Hougang and LinkTown Residences
Bukit Panjang and Hougang have more in common than their locations suggest. Both are mature OCR towns where one integrated hub anchors the town centre: Hillion Mall and Hillion Residences above Bukit Panjang MRT, and, from around 2030/2031, the new Hougang Central integrated development above Hougang MRT. Hougang’s edge is its rail network: the North-East Line runs direct to Dhoby Ghaut, Outram Park and HarbourFront, and Hougang becomes a Cross Island Line interchange in Phase 1 (targeted around 2030).
LinkTown Residences is that Hougang Central development: about 830 homes with a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect an average of around S$2,500–2,600 psf, an estimate rather than a released price, above Narra Residences’ launch average, reflecting the MRT link and integration.
