Choa Chu Kang Condos: Where to Buy, Prices and the Best-Known Projects
A Choa Chu Kang condo guide for 2026: MRT, LRT and the coming Jurong Region Line, well-known condos and ECs with tenure, TOP and 12-month psf from EdgeProp, Tengah’s new launches, and a Hougang comparison.
Choa Chu Kang is one of the more affordable places in Singapore to buy a private home, and one of the few towns about to gain a new MRT line. It has a North-South Line station with Lot One mall above it, Bukit Panjang LRT loops through its estates, and the Jurong Region Line will add an interchange from 2028. The flip side is a thin private market: many of its best-known projects are executive condominiums. Choa Chu Kang at a glance: MRT, LRT, malls and parks
Rail. Choa Chu Kang (NS4) and Yew Tee (NS5) are on the North-South Line, direct to Jurong East one way and Woodlands the other. The Bukit Panjang LRT starts at Choa Chu Kang and serves stations such as Keat Hong and Teck Whye. LTA says Stage 1 of the Jurong Region Line, linking Choa Chu Kang to Boon Lay and Tawas, is targeted for 2028, turning Choa Chu Kang into a three-way interchange.
Malls and daily needs. Lot One sits by Choa Chu Kang MRT, about 190 m from Northvale per EdgeProp. Yew Tee Point and Yew Tee Square serve the northern end, within about 500 m of Regent Grove and Yew Mei Green. Junction 10 is next to The Tennery on Woodlands Road.
Parks and schools. Choa Chu Kang Park is next to the town centre. EdgeProp lists Teck Whye Primary, South View Primary, Chua Chu Kang Primary and De La Salle School within 1 km of the central condos, and Unity Primary and Yew Tee Primary within 1 km of the Yew Tee projects. Two things stand out. First, the private condos are mostly from the late 1990s: Northvale, Regent Grove and Yew Mei Green are on leases that started in 1995–1997, so remaining lease matters for CPF usage and bank financing (see leasehold vs freehold). Second, ECs fill the gap: Sol Acres and The Rainforest are the newest completed projects in the town, and for ECs already on the market, resale is open to Singapore Citizens and PRs after the 5-year MOP and to all buyers once fully privatised after 10 years. New launches near Choa Chu Kang
- Tengah Garden Residences (Tengah Garden Avenue): 863 units by Hong Leong Holdings, GuocoLand and CSC Land Group, estimated TOP in the third quarter of 2029. EdgeProp reported about 853 units (98.8%) sold on its April 2026 launch weekend at an average of S$2,120 psf. EdgeProp describes it as Tengah’s first private condo.
- Otto Place (Plantation Close, Tengah): a 600-unit EC by Hoi Hup Sunway, estimated TOP in the first quarter of 2028. EdgeProp reported 58.5% sold at launch in July 2025 at an average of S$1,700 psf.

Choa Chu Kang condo prices in OCR context
URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter and the overall private index up 0.5%. Choa Chu Kang sits at the lower end of the OCR: late-1990s condos trade at about S$1,000–1,100 psf, while new launches in Tengah have reset the top of the local range at about S$2,100 psf. Who a Choa Chu Kang condo suits
- First-time private buyers who want the lowest entry quantum, and accept an older lease.
- Families from the north-west who want to stay near parents and schools.
- Workers in Jurong, Tuas or Woodlands, with the North-South Line now and the JRL from 2028.
- EC-eligible households comparing new Tengah ECs with resale condos.
Choa Chu Kang vs Hougang and LinkTown Residences
Choa Chu Kang and Hougang are both mature, family-oriented OCR towns. The difference is on the price ladder and the rail map. Hougang’s resale condos trade higher, based on reported transaction data about S$1,736 psf at Riverfront Residences and S$1,877 psf at The Florence Residences over the past year, and Hougang is on the North-East Line, direct to Dhoby Ghaut, Outram Park and HarbourFront, with a Cross Island Line interchange in Phase 1 (targeted around 2030).
LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect around S$2,500–2,600 psf, an estimate rather than a released price, so it is a very different budget from a 1990s Choa Chu Kang condo.
