Clementi Park is one of the older freehold condos in the Sunset Way area, a quiet residential pocket between Clementi and Upper Bukit Timah. It is searched often by buyers looking for a Clementi Park condo with freehold tenure and a lower psf than newer projects. This guide covers what we could verify: tenure, age, recent prices and rents, schools, transport and who it suits, based on publicly reported information.

There is no MRT within 1 km today, but LTA’s Cross Island Line Phase 2 (targeted for 2032) is planned to serve the Sunset Way area. What we left out, and why

EdgeProp’s record for Clementi Park groups the condo with a number of other Sunset Way addresses, so its unit count and land area may not reflect the condo alone. We have not quoted either, or a developer name. If unit count, site size or the unit mix matters to your decision, ask the managing agent or check the strata plan.

Unit sizes and what to expect from a 1980s condo

We could not verify a full unit mix, but URA caveats show a range of sizes, including an 872 sq ft unit that set the highest psf of the past year. As with many condos of this era, buyers should look closely at layouts, wiring, plumbing and window frames, and at what the MCST has budgeted for upgrading works. Older freehold condos on large sites are also sometimes discussed as collective sale (en bloc) candidates. That is never certain, depends on owners’ votes and market conditions, and should not be the reason to buy.

Clementi Park condo prices and rents

Based on URA caveat data shown on EdgeProp, resale transactions in the 12 months to September 2026 ranged from about S$1,415 to S$1,835 psf, averaging about S$1,594 psf. The highest deal in that period was S$1,835 psf for an 872 sq ft unit in December 2025. Smaller units generally transact at higher psf, so compare deals of similar size.

On rents, URA rental data on EdgeProp shows an average of about S$3.2 psf per month over the past year, in a range of roughly S$2.2 to S$4.8 psf per month, with an implied gross yield of about 2.4%.

By buyer profile, EdgeProp records about 80% Singaporean buyers, 14% PRs and under 5% foreigners, and about 77% of buyers came from private addresses rather than HDB flats.

Location and amenities

Sunset Way is a low-density neighbourhood of condos and landed homes. Based on EdgeProp’s amenity data (straight-line distances):

  • Shops and groceries: Clementi Arcade (about 430 m), with a Cold Storage supermarket (about 440 m).
  • Pre-schools: Brighton Montessori International Pre-School @ Sunset (about 450 m) and others within 1 km.
  • Primary schools: Bukit Timah Primary and Nan Hua Primary fall within EdgeProp’s 1 km band; Keming, Bukit View, Qifa and Pei Tong Primary are within 2 km. Verify eligibility for your exact block on OneMap.
  • Secondary schools within 2 km: Methodist Girls’ School (Secondary), School of Science and Technology, and Clementi Town Secondary.

Transport

Today, most residents drive or take a bus. The nearest bus stops are about 300 m away near Clementi Loop, and EdgeProp lists Clementi (EW23) and Beauty World (DT5) as the nearest MRT stations, both beyond 1 km. The PIE and AYE are within reach for drivers.

The bigger change is planned. LTA says Cross Island Line Phase 2, targeted for 2032, will “provide greater accessibility for those living in the west, including areas such as Sunset Way and West Coast that are not currently served by an MRT line”, with King Albert Park and Clementi as interchanges. Resale condo or new launch?

Clementi Park offers freehold land and space at a lower psf; a new launch offers a new building, a full 99-year lease and, in some cases, an MRT at the door. As one new-launch benchmark, LinkTown Residences (Hougang Central Residences) is an integrated condo planned directly above Hougang MRT, a future North-East Line and Cross Island Line interchange, with a new mall and bus interchange on site. It is being developed by CapitaLand Development, UOL and Kheng Leong, with about 830 homes and expected completion around 2030/2031. Analysts expect an average of around S$2,500 to S$2,600 psf; prices have not been released yet.
