psf is the number every property conversation in Singapore comes back to. Launch reports quote it, agents compare it and buyers use it to judge value. But the psf meaning is simple, and so are its limits. This guide explains what psf means, how it differs from the psf ppr figure you see in land tenders, and how to use it without being misled.

We use the Hougang Central GLS site and LinkTown Residences (Hougang Central Residences) as a running example, because it shows both numbers side by side: a land price in psf ppr and an expected selling price in psf.

Quick answer: psf means “per square foot”. A condo’s psf is its price divided by its area. psf ppr (“per square foot per plot ratio”) is a land measure: land price divided by the floor area that can be built. At Hougang Central, the land cost about S$1,179 psf ppr, while analysts expect homes to sell at about S$2,500–2,600 psf.

What is psf? The basic formula

psf = price ÷ area in square feet

So a 678 sq ft two-bedroom priced at S$1.70 million works out to about S$2,507 psf. Turn it round and you get the quantum: area × psf = price. A 506 sq ft one-bedroom plus study at S$2,500 psf is about S$1.27 million.

Price per square foot in Singapore is usually quoted on the strata area, the area on the title, not just the space you walk on. That matters, and we come back to it below.

You will also see psm (per square metre), especially in official data. One square metre is about 10.764 square feet, so a psf figure multiplied by 10.764 gives psm.

psf vs psf ppr: selling price vs land price

psf ppr is used for land, not homes. It stands for “per square foot per plot ratio”: the land price divided by the maximum gross floor area (GFA) allowed on the site.

At Hougang Central, the plot ratio is 2.5 on a site of about 504,820 sq ft, giving GFA of roughly 1.27 million sq ft. The winning consortium of UOL, CapitaLand Development and CICT paid S$1.5 billion, reported as S$1,179 psf ppr. In plain terms: for every square foot of floor space the developers can build, the land cost them about S$1,179.

The gap between the two covers construction, financing, professional fees, marketing, taxes and the developer’s margin. Note that at Hougang Central, the site also includes a large commercial component, so not all of the GFA is homes. Why small units have a higher psf

In most new launches, smaller units carry a higher psf but a lower total price. Kitchens, bathrooms and lift lobbies cost roughly the same to build whatever the unit size, and small units are within reach of more buyers and investors. Larger units usually have a lower psf, but a much higher quantum.

The psf meaning has limits: what the area includes

Strata area can include spaces you don’t live in day to day: air-con ledges, balconies, planter or bay-window areas, the household shelter and, in some older projects, voids. Rules on what can be counted have tightened over the years, but two units with the same size on paper can still feel very different inside.

So a unit with a slightly higher psf but a more efficient layout can be better value than a cheaper-looking one full of ledges and odd corners. Our guide on how to read a condo floor plan explains layout efficiency and what to check.

How to compare condo prices properly

  1. Compare like with like. Similar unit size, similar age, similar location. A new launch and a 15-year-old resale condo aren’t directly comparable.
  2. Adjust for lease. A condo with 70 years left is not the same product as one with 95 left, even at the same psf.
  3. Look at the same period. Prices move. A 2022 launch psf and a 2027 launch psf reflect different markets.
  4. Check floor and facing. Higher floors and better views usually command a psf premium within the same project.
  5. Use actual transactions. URA caveat data shows what buyers actually paid, not asking prices.
  6. Always check the quantum. Your loan, down payment and stamp duty depend on the total price, not psf.
