Sengkang Condo vs LinkTown Residences: Which North-East Condo Fits You?

If you are looking for a Sengkang condo, you are probably also watching Hougang Central. LinkTown Residences (Hougang Central Residences) sits two MRT stops down the North-East Line from Sengkang, and it will be the biggest new private launch in the area. So the practical question for many north-east buyers is: an established condominium at Sengkang now, or a new integrated condo in Hougang later?

This guide compares three well-known Sengkang condos with LinkTown Residences, using publicly reported information. It is neutral by design: each option suits a different buyer.

Quick answer: Sengkang condos are completed, generally lower in psf and ready to live in. Sengkang Grand Residences is the integrated option; Riversound Residence and Parc Botannia are larger conventional condos. Sengkang Grand Residences: the integrated comparable

Sengkang Grand Residences is the closest like-for-like to LinkTown Residences. It is a CapitaLand and CDL joint venture of 680 units, integrated with Sengkang Grand Mall, a bus interchange, a community club and a hawker centre, and completed around 2023. Based on reported transaction data, resales averaged about S$2,011 psf in 2025.

The key differences: LinkTown is larger (about 830 homes), its mall is far bigger (about 300,000 sq ft NLA), and Hougang MRT will be an interchange once the Cross Island Line opens, while Sengkang is not on CRL Phase 1. Riversound Residence: an established, larger-site option

Riversound Residence is a 590-unit, 99-year leasehold condo along Sengkang East Avenue by Qingjian Realty, completed in 2015. Its lease started in 2011, so by the time LinkTown completes, Riversound will be around two decades into its lease. That matters for future CPF usage and bank financing for later buyers, and it is a reason older condos usually trade at lower psf.

Riversound is often considered by buyers who want a full condo facility set and space at a lower quantum than new launches, and are happy to use Buangkok MRT and feeder buses rather than live above a station.

Parc Botannia: a newer Fernvale condo

Parc Botannia, on Fernvale Street, is a 735-unit, 99-year leasehold project completed in 2022, developed by a joint venture of Wee Hur Holdings and Sing Holdings. It is newer than Riversound, so its remaining lease is longer, and its layouts reflect more recent design.

It is served by the Sengkang LRT network rather than sitting next to an MRT station. For many residents the trade-off is a quieter setting near Sengkang Riverside Park in exchange for an LRT hop to the NEL.

Hougang MRT station on the North-East Line

Transport: NEL for everyone, CRL for Hougang

All four projects rely on the North-East Line. From Sengkang, Hougang is two stops towards the city; from Hougang, Serangoon (Circle Line) is two stops further, and the NEL runs direct to Dhoby Ghaut, Outram Park and HarbourFront.

The difference comes around 2030. Cross Island Line Phase 1 will make Hougang an interchange, with direct rides east to Pasir Ris and west to Ang Mo Kio and Bright Hill. Price context: what you pay for “new” and “integrated”

LinkTown Residences has no official prices. Analysts expect about S$2,500–2,600 psf. Sengkang Grand Residences, the integrated resale comparable, averaged about S$2,011 psf in 2025. Older conventional Sengkang condos generally trade lower again, though we don’t quote figures we haven’t verified.

Sengkang condo for sale vs a new launch: the practical differences

  • Timing: a Sengkang resale unit can be yours within a few months. LinkTown Residences is expected to launch in early 2027 and complete around 2030/2031.
  • Payment: resale means a full loan drawdown almost immediately. A new launch uses progressive payments, so interest builds up as construction advances.
  • What you see: a resale unit can be inspected, including the actual view and noise. A new launch is bought off plans and a showflat.
  • Lease: new launches start a full 99-year lease; older condos have less remaining.
