Hougang vs Sengkang vs Punggol: Which North-East Town Suits Your Next Home?
A buyer’s comparison of Hougang, Sengkang and Punggol: character, NEL and LRT links, the Cross Island Line, amenities, jobs at Punggol Digital District and Sengkang General Hospital, price context and who each town suits.
Hougang, Sengkang and Punggol sit side by side along the North-East Line, and many buyers shortlist all three: Sengkang vs Punggol is the usual newer-town debate, and Hougang adds a mature neighbourhood to the mix. They share an MRT line and a lot of green space, but they feel quite different to live in. This guide compares them for homebuyers: character, transport, amenities, jobs, price context and who each town suits. It also explains where LinkTown Residences (Hougang Central Residences), the upcoming condo at the Hougang Central integrated development, fits in.
Three towns, three characters
- NE14Hougang: mature and establishedOne of the north-east’s older estates, with a population of about 230,000, strong Teochew heritage, long-running hawker centres and coffeeshops, and a well-developed network of schools. Its name, 后港, means “rear port”, from its upriver position on the Serangoon River.
- NE16Sengkang: young families and riverside livingA newer town built around the North-East Line and the Sengkang LRT loops. Sengkang Riverside Park and Sengkang General Hospital are major landmarks, and the town has a young, family-heavy profile.
- NE17Punggol: waterfront and still growingThe newest of the three, shaped by Punggol Waterway, Coney Island and a coastal setting. Waterway Point is the main mall, and the Punggol Digital District is adding jobs and a university campus.
Transport compared
All three are on the North-East Line (NEL), which runs through Serangoon, Dhoby Ghaut and Outram Park to HarbourFront. The differences come from where you sit on the line and what connects to it.
- Hougang is the closest of the three to the city. Serangoon, an interchange with the Circle Line, is two stops away. Cross Island Line Phase 1, targeted around 2030, will make Hougang an NEL–CRL interchange, with direct links east to Tampines North, Pasir Ris and Loyang, and west to Ang Mo Kio and Bright Hill. - Sengkang is served by Sengkang MRT (NE16) and Buangkok (NE15), with LRT loops feeding residents to the MRT. Journeys to town take a couple more stops than from Hougang.
- Punggol is served by Punggol MRT (NE17) and its own LRT network. Punggol Coast MRT (NE18) extended the NEL towards the Punggol Digital District. Punggol is the furthest of the three from the city by MRT.
LRT networks work well for reaching the MRT, but they add a transfer. Living at or directly above a station saves that step every day, which is one reason integrated projects are popular.
Amenities and lifestyle
Hougang has decades of established amenities: Hougang Mall, markets, hawker centres, Punggol Park with its lake, park connectors and Hougang Stadium. Kovan and Serangoon Gardens are nearby for food. Private retail space per head, though, has been low: about 2.8 sq ft per person against a national average of 11.4 sq ft. The new Hougang Central mall, set to be the town’s largest, is meant to address that.
Sengkang offers Compass One and Sengkang Grand Mall (part of an integrated development with a bus interchange, community club and hawker centre), plus Sengkang Riverside Park.
Punggol is built around the waterway, with Waterway Point, cycling routes, and Coney Island for weekend nature walks.

Jobs nearby
- Punggol Digital District (PDD): about 50 hectares of JTC business parks for the digital economy, a new Singapore Institute of Technology campus and waterfront public spaces. Punggol is closest, and Hougang is within reach by road or via the NEL. More in our PDD guide.

The gaps reflect age, lease and integration: new launches typically price above completed resale projects, and integrated developments tend to command a premium over standalone condos. For Hougang HDB upgraders, resale medians of about S$675,000 for a 4-room and S$830,000 for a 5-room flat (January to November 2025) give a sense of the step up. Who each town suits
- Hougang suits buyers who want a shorter ride to town, established schools and food, and future CRL connectivity. It is a natural fit for families already living nearby and for HDB upgraders who want to stay close to parents.
- Sengkang suits young families who like newer estates, riverside parks and LRT-connected neighbourhoods, and healthcare professionals working at Sengkang General Hospital.
- Punggol suits buyers who prioritise waterfront living and outdoor lifestyles, and those working in or near the Punggol Digital District who don’t mind a longer journey to the city.
Where LinkTown Residences fits
LinkTown Residences brings to Hougang the kind of integrated living that Sengkang and Punggol buyers have had in projects such as Sengkang Grand Residences and Watertown. The Hougang Central GLS site, awarded in January 2026 to UOL, CapitaLand Development and CapitaLand Integrated Commercial Trust, will combine about 830 homes with a mall, a new bus interchange, a town plaza and a direct link to Hougang MRT. Montfort Junior School is next to the site.
It is the first major mixed-use GLS site in Hougang in over a decade. The trade-off is price: at the expected levels, it would sit above older Hougang condos and above recent Sengkang Grand Residences resale prices.
