Serangoon Condo or Kovan Condo vs LinkTown Residences: Closer to Town or Newer?

Serangoon and Kovan condos sit one or two NEL stops closer to town. LinkTown Residences is newer and sits on a future interchange. Here’s how the trade-offs compare, using reported data.

If you like the north-east but want to be a little closer to town, the obvious question is whether to buy a Serangoon condo or a Kovan condo now, or wait for LinkTown Residences (Hougang Central Residences) at Hougang Central. Kovan is one North-East Line stop nearer the city than Hougang. Serangoon is two, and it is already an interchange with the Circle Line.

LinkTown Residences, the Hougang Central GLS integrated development, answers with something different: a brand-new project directly linked to Hougang MRT, above a new mall and bus interchange, on a station that becomes an NEL–Cross Island Line interchange around 2030. This guide sets out the trade-offs neutrally, based on publicly reported information.

Quick answer: Choose a Serangoon or Kovan condo if you value being closer to the city today, a completed home you can inspect, and resale prices that have been around S$1,800–1,900 psf for several projects. Consider LinkTown Residences if you want a new, integrated home on a future double-line interchange and can accept a higher expected price (analysts suggest ~S$2,500–2,600 psf, not official) and a wait until about 2030/2031.

The geography: one and two stops closer

On the NEL, all three stations run direct to Dhoby Ghaut, Outram Park and HarbourFront. The real difference is not the extra stop or two, but the lines you can switch to. Serangoon already gives you the Circle Line. Hougang gains the CRL, heading east to Pasir Ris and west to Ang Mo Kio and Bright Hill. Kovan condo options: established and boutique

Kovan Residences is the large, established choice. With 521 units, a 2011 completion and a location along Kovan Road near Kovan MRT, it gives you a full-facility condo one stop from Hougang. The trade-off is age: its lease started in 2007, so by the time LinkTown Residences completes, Kovan Residences will be about 23 years into its 99-year lease. Kovan Jewel sits at the other end of the scale: a freehold boutique block of 34 units on Kovan Road, completed in 2024. Freehold and small can suit buyers who want privacy and long-term tenure, but expect fewer facilities, higher maintenance per unit in some cases, and a thin resale market. With so few transactions, a single sale can move the reported average a lot.

Serangoon condo options: Circle Line today, CRL tomorrow

A Serangoon condo near the NE12/CC13 interchange gives you two lines and NEX right away. Many of the newer private projects, however, are in Serangoon North, which relies on buses or the future CRL stations rather than the Serangoon interchange itself.

  • The Garden Residences (613 units, completed 2021) and Affinity at Serangoon (1,052 homes including strata landed units, completed 2023) are relatively young, with leases starting 2017 and 2018. Both are listed near the future Serangoon North and Tavistock CRL stations.
  • Chuan Park, a 916-unit new launch next to Lorong Chuan MRT on the Circle Line, sold 696 units on its launch weekend in November 2024 at a reported average of about S$2,579 psf. It shows what buyers were willing to pay for a new, MRT-adjacent project in this part of District 19.

Chuan Park is the most useful price signal for LinkTown Residences. Both are new 99-year projects near a rail station. LinkTown adds direct integration with a mall and bus interchange, and a future interchange station, but it is further from the city on the NEL and will complete later. The analyst range of ~S$2,500–2,600 psf for LinkTown sits in the same neighbourhood as Chuan Park’s launch average.

Closer to town or newer? The real trade-offs

Where Serangoon and Kovan win

  • Proximity: one or two stops closer to the city, and Serangoon already has the Circle Line.
  • Price today: several completed projects have traded around S$1,800–1,900 psf, well below expected new-launch pricing.
  • Certainty: you can view the actual unit, check noise and sun, and move in or rent it out now.
  • Choice of tenure: a boutique freehold like Kovan Jewel is an option; LinkTown Residences is 99-year leasehold.

Where LinkTown Residences wins

  • Newness: a fresh 99-year lease and new layouts, with completion expected around 2030/2031.
  • Integration: directly linked to Hougang MRT, with a mall of about 300,000 sq ft (set to be Hougang’s largest), a new bus interchange and a town plaza. See what an integrated development is.
  • Interchange upside: Hougang becomes an NEL–CRL interchange around 2030.
  • Payment timing: progressive payments spread the outlay over the build.

The trade-off, then, is between buying a completed home with a real price history closer to town, or paying more per square foot for a new integrated home on a stronger future transport node. Neither is automatically better.

How to decide

  1. Map your commute. If you work along the Circle Line, Serangoon’s interchange may beat everything else. If you head east or to Ang Mo Kio after 2030, Hougang’s CRL link helps.
  2. Compare quantum, not just psf. A 3-bedroom resale unit at around S$1,850 psf and a new 3-bedroom at S$2,500+ psf can differ by several hundred thousand dollars. Our LinkTown price estimate shows illustrative quantums.
  3. Check the lease you are buying. Remaining lease affects financing and resale.
  4. Consider timing. If you need to move before 2030, a completed Serangoon or Kovan condo solves that; LinkTown won’t.

A Serangoon condo or Kovan condo gives you proximity and certainty now, at resale prices that have mostly sat below new-launch levels. LinkTown Residences offers a newer, integrated home on a future interchange, at a price that has not yet been set. When official prices are released, compare them with Chuan Park’s launch figures and current Serangoon and Kovan resale data before deciding.
