Bukit Timah Condos: Where to Buy, Prices and the Best-Known Projects

Bukit Timah is the name many Singaporeans attach to “good address”: a green, low-density belt with top schools, nature reserves and a long stretch of Downtown Line stations. It is also a place where one Bukit Timah condo can cost almost twice as much per square foot as another, depending on district, tenure and age. This guide sorts that out: where to buy, what EdgeProp’s transaction data shows, the best-known projects, the latest new launches, and how the area compares with Hougang and LinkTown Residences (Hougang Central Residences).
Bukit Timah at a glance: MRT, schools, nature and shops
MRT. The Downtown Line follows Bukit Timah and Dunearn roads, with Beauty World (DT5), King Albert Park (DT6), Sixth Avenue (DT7), Tan Kah Kee (DT8) and Botanic Gardens (DT9, an interchange with the Circle Line). Farrer Road and Holland Village on the Circle Line serve the Leedon area. LTA’s Cross Island Line Phase 2, targeted for 2032, makes King Albert Park an interchange.
Schools. This is the part of Singapore most associated with sought-after schools. EdgeProp’s location data shows Methodist Girls’ School (Primary) within 1 km of Floridian, Mayfair Modern and The Tessarina, Raffles Girls’ Primary within 1 km of Fourth Avenue Residences and Duchess Residences, Nanyang Primary within 1 km of Duchess Residences, and Pei Hwa Presbyterian and Bukit Timah Primary within 1 km of The Hillford. Nature and daily needs. Bukit Timah Nature Reserve, the Rail Corridor and Rifle Range Nature Park are on the doorstep. Beauty World and Bukit Timah Plaza, KAP Mall near King Albert Park, and the Sixth Avenue shophouses cover daily needs, with Turf City being redeveloped into a new housing precinct.

The table shows why “Bukit Timah” is not one market. Freehold projects in the Leedon and Holland area sit at the top. The Sixth Avenue and Duchess area mixes freehold, 999-year and newer leasehold projects. Along Upper Bukit Timah, District 21 projects such as Floridian and Mayfair Modern are RCR and priced lower, while short or old leases pull prices down sharply: The Hillford is on a 60-year lease and Hillcrest Arcadia dates from 1980. New launches in Bukit Timah
- Dunearn House (Dunearn Road, D11, CCR): 380 units on a 99-year lease from 2025, by Frasers Property, CSC Land and Sekisui House. EdgeProp reported 212 units (56%) sold on its July 2026 launch weekend at an average of S$3,140 psf. PropNex described it, ahead of launch, as the first private homes in the new Bukit Timah Turf City precinct (EdgeProp, December 2025).
- Watten House (Shelford Road, D11, CCR): a freehold, 180-unit project by United Venture Development, under construction. Its last-12-month average on EdgeProp is about S$3,247 psf.
- Pinetree Hill and Nava Grove (Pine Grove, D21, RCR): 520 and 552 units on 99-year leases, near Dover and Clementi rather than a Downtown Line station. Last-12-month new-sale averages were about S$2,578 and S$2,634 psf respectively. For the Clementi side, see our Clementi condo guide.
Bukit Timah condo prices in context
URA’s Q2 2026 release (24 July 2026) showed CCR non-landed prices up 1.8% in the quarter, RCR down 1.2% and OCR down 0.1%. Bukit Timah spans the first two, so the headline index matters less than which side of the District 10/11 versus District 21 line a project sits on.
Roughly, as at September 2026: short-lease or 1980s projects from about S$1,250 to S$1,500 psf; District 21 resale around S$2,250–2,450 psf; District 10 leasehold and older freehold around S$2,100–2,550 psf; newer District 10 freehold around S$2,850–2,900 psf; and new CCR launches above S$3,100 psf. Who a Bukit Timah condo suits
- Families prioritising schools, who value being within 1 km of specific primary schools.
- Nature lovers who want the reserve, Rail Corridor and park connectors close by.
- Long-term owner-occupiers seeking freehold or 999-year tenure.
- Buyers with larger budgets: quantum here is usually well above OCR towns for the same size.
Bukit Timah vs Hougang and LinkTown Residences
For most buyers, Bukit Timah and Hougang are different budgets rather than direct rivals. A 1,000 sq ft unit at S$2,880 psf in Leedon Green works out to about S$2.88 million; at the analysts’ S$2,500–2,600 psf estimate for LinkTown Residences, a similar area would be roughly S$2.5–2.6 million, and Hougang resale condos such as Riverfront Residences (about S$1,736 psf based on reported transaction data) are much lower again.
What Hougang offers instead is integration and rail. LinkTown Residences sits above Hougang MRT on the North-East Line, which becomes a Cross Island Line interchange in Phase 1 (targeted around 2030), with a new bus interchange and a mall of about 300,000 sq ft in the same development. It is a 99-year leasehold, about 830 homes, by CapitaLand Development, UOL and Kheng Leong. A launch is expected in early 2027, although UOL’s August 2026 results guide a 2H 2027 launch.
