Jurong East Condos: Where to Buy, Prices and the Best-Known Projects
A Jurong East condo guide for 2026: the MRT interchange, malls and Jurong Lake District, well-known projects with tenure, TOP and 12-month psf from EdgeProp, new launches like J’den and Sora, and a Hougang comparison.
Jurong East is the west’s rail and retail hub, and it is changing fast. The MRT interchange already links the East-West and North-South Lines, the Jurong Region Line is on the way, and the Jurong Lake District around it is being redeveloped. The catch for buyers is that the town has relatively few private condos, so a Jurong East condo search usually spills over to the Lakeside and West Coast projects nearby. This guide covers all three, with EdgeProp transaction data, the new launches, and how the area compares with Hougang and LinkTown Residences (Hougang Central Residences).
Jurong East at a glance: MRT, malls and the lake
MRT. Jurong East (EW24/NS1) is an interchange for the East-West and North-South Lines, with Chinese Garden (EW25) and Lakeside (EW26) to the west. LTA says the Jurong Region Line will interchange at Jurong East as part of its eastern stage (Tengah to Pandan Reservoir), targeted for 2028, and Cross Island Line Phase 2 (2032) adds a Clementi interchange one stop east.
Malls, healthcare and services. Westgate and JEM sit beside the station, with IMM a short walk away. Ng Teng Fong General Hospital and Jurong Regional Library are within walking distance of J Gateway, according to EdgeProp’s location data.
Parks and schools. Jurong Lake Gardens is the big draw: EdgeProp places it about 270 m from Lakeville and 380 m from Sora. Primary schools within 1 km of the station-side condos include Yuhua Primary and Fuhua Primary; around Jurong Lake, Jurong Primary, Rulang Primary, Shuqun Primary and Lakeside Primary. The pattern is clear: proximity to the Jurong East interchange commands a premium. J Gateway, beside Westgate, trades well above Lakeside projects of a similar age, and the new J’den, about 200 m from the station, is higher again. Around the lake, Lakeville and The Lakefront Residences benefit from Jurong Lake Gardens, while older projects such as Lakeholmz offer lower entry prices; see our Lakeholmz guide. New launches in and near Jurong East
- J’den (2 Jurong East Central 1): 368 units by CapitaLand Development, estimated TOP in the fourth quarter of 2028. EdgeProp reported 88% sold on its November 2023 launch day at an average of S$2,451 psf.
- Sora (72 Yuan Ching Road): 440 units by SingHaiyi’s Lakeside Residential, near Jurong Lake Gardens. EdgeProp reported over 23% sold at launch in July 2024, at an average of S$2,160 psf.
- The LakeGarden Residences (Wing Tai): 306 units, estimated TOP in the third quarter of 2027. EdgeProp reported 23% sold on its August 2023 launch weekend at an average of S$2,120 psf.
- Pipeline: EdgeProp listed a 575-unit mixed-use project at Lakeside Drive by CDL among launches expected in 2026 (December 2025 report). Check its status before planning around it.
Jurong East condo prices in OCR context
URA’s Q2 2026 release (24 July 2026) showed OCR non-landed prices down 0.1% in the quarter, with the overall private index up 0.5%. Against that flat backdrop, Jurong East’s price spread comes mostly from MRT distance and age: 1980s–2000s projects around S$1,000–1,350 psf; 2010s Lakeside projects around S$1,600–1,800 psf; station-side resale about S$2,100 psf; and recent launches around S$2,350–2,550 psf. Who a Jurong East condo suits
- West-side workers in the Jurong Lake District, International Business Park, Jurong Island or Tuas.
- Families who want malls, a hospital and a large park within one town.
- Buyers focused on transport, since Jurong East will have three rail lines once the JRL opens.
- Long-horizon buyers betting on the Jurong Lake District plans, who accept that big masterplans take many years.
Jurong East vs Hougang and LinkTown Residences
Jurong East and Hougang Central have something in common: both are rail interchanges with a mall at the centre, and both are gaining a new line. The difference is scale and direction. Jurong East is a regional centre with offices and a hospital; Hougang is a family town on the North-East Line, direct to Dhoby Ghaut, Outram Park and HarbourFront, becoming a Cross Island Line interchange in Phase 1 (targeted around 2030).
LinkTown Residences is the Hougang Central integrated development: about 830 homes above Hougang MRT, with a new bus interchange and a mall of about 300,000 sq ft, by CapitaLand Development, UOL and Kheng Leong. Analysts expect an average of around S$2,500–2,600 psf, an estimate rather than a released price, close to J’den’s current level. A launch is expected in early 2027, although UOL’s August 2026 results guide a 2H 2027 launch.
