Sky Habitat is probably the most recognisable condo in Bishan. Designed by Moshe Safdie, the architect behind Marina Bay Sands, its two stepped towers on Bishan Street 15 are linked by three sky bridges and can be seen from much of the town. Completed in 2015, it has 509 units and sits a short walk from Bishan MRT and Junction 8.

Units and facilities

According to EdgeProp, Sky Habitat’s 509 homes range from one- to four-bedroom apartments, plus simplex and duplex penthouses. The stepped design means many units have terraces or balconies, and the architects designed for cross-ventilation and multiple outlooks per home. We could not verify a published size schedule, so we have not quoted sizes.

The sky bridges are part of the facilities. EdgeProp reported in 2017 that the level 14 and 26 sky gardens include a gym, outdoor exercise area, karaoke room, movie screening room and a reading and games lounge, while the level 38 bridge has a sky pool with views across the island. At ground level, designboom describes communal gardens and a sunken car park podium.

Based on URA caveat data compiled on EdgeProp’s project page for the latest 12 months (accessed 29 Sep 2026):

  • Range: about S$1,856 to S$2,368 psf
  • Highest recorded deal: S$2,368 psf in January 2026, for a 1,216 sq ft unit
  • Rents: about S$3.5 to S$6.0 psf per month, averaging about S$4.9 psf per month, an implied gross yield of about 2.8%

For context on demand, EdgeProp reported in 2017 that the project was over 80% sold as at July 2017, two years after completion. Location and amenities

Bishan is a mature, central town. By straight-line distance from OneMap points, Junction 8 is about 400 m from Sky Habitat and the Bishan–Ang Mo Kio Park (river plains side) about 1.1 km.

Schools: Kuo Chuan Presbyterian Primary is roughly 400 m away, Catholic High School (which has a primary section) about 800 m, Townsville Primary about 900 m and Raffles Institution about 950 m. Check OneMap for P1 distance bands.

Pros and cons of Sky Habitat

  • Pros: a landmark design with sky gardens and a sky pool; short walk to a two-line MRT interchange and Junction 8; about 84 years of lease left; strong school cluster; mid-sized at 509 units.
  • Cons: higher psf than most suburban resale condos; the architectural form can mean irregular layouts in some units; maintenance of high-rise sky bridges and greenery may weigh on fees (ask the MCST); rental yield of about 2.8% is modest.

Who Sky Habitat suits

Sky Habitat suits owner-occupiers who value design and a central, well-connected town: families targeting Bishan’s schools, professionals commuting on the North-South or Circle Line, and buyers who want a distinctive home rather than a standard block. It is less of a pure-yield play.

Resale condo or new launch?

LinkTown Residences (Hougang Central Residences) is a new private condo in the north-east, on the Hougang Central mixed-use GLS site with a direct link to Hougang MRT, a new bus interchange and a roughly 300,000 sq ft mall. Hougang becomes an NEL–CRL interchange when Cross Island Line Phase 1 opens, targeted around 2030.
