Park Colonial is an 805-unit condo on Woodleigh Lane, completed in 2021 and known for its colonial-inspired architecture. It sits across from The Woodleigh Mall and a short walk from Woodleigh MRT on the North-East Line, in the Bidadari area of District 13. It should not be confused with The Woodleigh Residences, the integrated project above the mall.

Units and design

EdgeProp reported that at Park Colonial “it was the colonial-style architecture that held sway” with buyers, quoting CEL Development. We could not verify a published unit mix or size schedule, so we have not listed one. Listings on EdgeProp in September 2026 included one- and two-bedroom units, and the highest recent deal was for a 1,066 sq ft unit, so larger family layouts exist too. Park Colonial Woodleigh prices and rents

At launch, EdgeProp reported an average of about S$1,755–1,758 psf based on caveats lodged (reported in 2021). Based on URA caveat data compiled on EdgeProp’s project page for the latest 12 months (accessed 29 Sep 2026):

  • Range: about S$2,107 to S$2,721 psf
  • Highest recorded deal: S$2,721 psf in April 2026, for a 1,066 sq ft unit
  • Rents: about S$4.6 to S$8.9 psf per month, averaging about S$7.1 psf per month, an implied gross yield of about 3.6%

Location and amenities

By straight-line distance from OneMap points, The Woodleigh Mall is about 240 m away and Bidadari Park about 600 m, giving residents a new mall and a large park within a short walk. NEX in Serangoon is about 1.4 km away, or one MRT stop.

Schools: Cedar Primary (about 750 m) and Cedar Girls’ Secondary (about 715 m) are nearby, with St Andrew’s Junior School about 920 m. Confirm P1 distance bands on OneMap.

  • Pros: a very short walk to Woodleigh MRT and The Woodleigh Mall; city-fringe location on the NEL; about 90 years of lease left; Bidadari Park nearby; a large, young development with steady resale and rental demand.
  • Cons: higher psf than most OCR condos; 805 units means shared facilities are busier at peak times; strong neighbouring supply in Bidadari can compete for tenants and buyers; facilities and unit mix need to be checked directly.

Who Park Colonial suits

Park Colonial suits buyers who want a young city-fringe condo with a mall and MRT on the doorstep: professionals commuting to the city on the NEL, families who want Bidadari Park and nearby schools, and landlords, given the implied yield of about 3.6% reported by EdgeProp.

Checks before you buy

At Park Colonial, compare recent caveats for units of the same size and facing, since the psf spread of more than S$600 between the lowest and highest deals is wide. Ask about the defects that were rectified after TOP, the maintenance fee and the sinking fund. If you plan to rent the unit out, check how many similar units are currently listed for lease nearby, as the Bidadari estate has added many new homes. Resale condo or new launch?

Three stops north on the NEL, LinkTown Residences (Hougang Central Residences) is a new private condo on the Hougang Central mixed-use GLS site, directly linked to Hougang MRT, a new bus interchange and a mall of about 300,000 sq ft. Hougang becomes an NEL–CRL interchange when Cross Island Line Phase 1 opens, targeted around 2030.

Park Colonial is closer to the city, already built and priced near the level analysts expect for LinkTown. LinkTown offers a new lease, an integrated mall and bus interchange, and a future two-line interchange, but you would wait for completion.
