LinkTown Residences vs The Woodleigh Residences: Integrated Living on the North-East Line
Two integrated condos three stops apart on the North-East Line: how The Woodleigh Residences at Woodleigh MRT compares with LinkTown Residences at Hougang MRT on transport, mall and buyer fit.
If you like the idea of living above an MRT station and a mall on the North-East Line, two names come up quickly: The Woodleigh Residences at Woodleigh MRT (NE11) in the Bidadari estate, and LinkTown Residences (also searched as Hougang Central Residences) at Hougang MRT (NE14). They are only three stops apart, yet they suit different buyers. This comparison uses publicly reported information and stays qualitative where figures aren’t confirmed.

The Woodleigh Residences details are based on publicly reported information, including The Woodleigh Mall’s website and news reports on the 2017 tender and 2018 groundbreaking. LinkTown Residences details are from the land tender and developers’ announcements; unit mix, facilities and prices are not yet released.
The Woodleigh Residences: what it offers
The Woodleigh Residences came out of a Bidadari commercial and residential site that SPH and Kajima won in a June 2017 tender, reportedly against 11 other bids, for about S$1.13 billion (around S$1,181 psf ppr). The condo sits above The Woodleigh Mall, which connects to Woodleigh MRT, and the development also houses a community club and a Neighbourhood Police Centre.
Its big advantage today is that it’s finished. You can walk the estate, see the actual units, check the views and move in on completion of a resale purchase. Bidadari is one of Singapore’s newest HDB estates, planned around a large park, and Woodleigh is one stop from Serangoon (Circle Line) and five from Dhoby Ghaut.
LinkTown Residences: what’s planned
LinkTown Residences sits on the Hougang Central GLS site awarded in January 2026 to UOL, CapitaLand Development and CICT. It’s the first major mixed-use GLS site in Hougang in over a decade. The plan puts roughly 830 homes above a ~300,000 sq ft mall, a new bus interchange and a town plaza, directly linked to Hougang MRT.
The Hougang Central integrated development’s longer-term story is rail: the Cross Island Line (Phase 1, targeted around 2030) will make Hougang an NEL–CRL interchange, with a direct ride east to Pasir Ris and Tampines North and west to Ang Mo Kio and Bright Hill. See our CRL guide.

Transport on the North-East Line
Both condos sit directly on the NEL, which runs straight to Dhoby Ghaut, Outram Park and HarbourFront. The trade-off is simple:
- NE11WoodleighThree stops closer to the city. One stop to Serangoon for the Circle Line.
- NE14HougangTwo stops to Serangoon, one to Kovan. Becomes an NEL–CRL interchange when CRL Phase 1 opens, targeted ~2030.
If your work is in the city centre, Woodleigh saves a few stops each way. If you commute across the north-east, or to Pasir Ris, Tampines North or Ang Mo Kio, the CRL interchange at Hougang is the bigger draw. Our North-East Line stations guide maps every stop.
Mall and daily convenience
Both follow the integrated condo formula: mall, MRT and bus interchange under one roof. The Woodleigh Mall is a three-storey neighbourhood mall serving a new estate. LinkTown’s planned mall, at about 300,000 sq ft NLA, is set to be the largest in Hougang, a town of around 230,000 residents where private retail space per person is reported at roughly 2.8 sq ft against a national average of about 11.4 sq ft. Hougang Mall is already about a two-minute walk from Hougang Central.

Estate character: new Bidadari vs mature Hougang
The neighbourhoods feel different. Bidadari is a young estate, so amenities, shops and community life are still settling in, and most neighbours arrived within the last few years. The upside is a fresh, planned environment with park space at its centre.
Hougang is a mature town with decades of hawker centres, coffeeshops, schools and established services. Punggol Park and its lake are nearby, Kovan and Serangoon Gardens are close for food, and Montfort Junior School sits next to the LinkTown site. For families already rooted in Hougang, staying in the same town while upgrading is often the deciding factor. The Woodleigh Residences price vs LinkTown’s expected pricing
We don’t quote resale prices for The Woodleigh Residences. As a completed condo, its price is set by recent resale transactions, which vary by size, floor and stack. Check caveated transactions on URA’s private residential transactions search or a major property portal, and compare like with like.
For LinkTown Residences, there is no official price yet. Analysts expect an average launch price of about S$2,500–2,600 psf, which is an estimate, not a price list. Interestingly, the land rates were similar: about S$1,181 psf ppr for the Bidadari site in 2017 and S$1,179 psf ppr for Hougang Central in 2025, but construction costs and market conditions have changed a lot since. Which suits whom?
- Choose a completed condo like The Woodleigh Residences if you need to move in soon, want to see the actual unit before buying, and prefer being closer to town.
- Consider LinkTown Residences if you can wait until about 2030/2031, want to pay progressively during construction, value the future CRL interchange, or already live in Hougang and want to stay near family and schools.
- Either way, compare total cost, including stamp duty and financing, not just psf.
