What is the price of an EC in Singapore in 2026? Reported psf for recent EC launches, what a 3- or 4-bedroom costs, resale EC prices, and how ECs compare with private condos.

The price of an EC in Singapore has climbed steadily, but it still sits well below a comparable new private condo. That gap is the whole point of the executive condominium: a condo-style home at a lower entry price, in return for HDB’s income ceiling, a minimum occupation period and resale limits. This guide sets out what ECs are actually selling for in 2026, what that means in dollars for a 3- or 4-bedroom, and how resale ECs and private condos compare.

Quick answer (as at September 2026): New ECs sold at a median of about S$1,837 psf in Q1 2026, according to EdgeProp, roughly 27% below new 99-year private homes in the Outside Central Region (about S$2,503 psf). In dollars, recent launches priced 3-bedroom units from about S$1.44 million and 4-bedroom units from about S$1.62 million. Older resale ECs in Punggol averaged roughly S$1,440 to S$1,570 psf over the past year.

Two things stand out. EC prices have more than doubled in a decade: EdgeProp reported a rise of about 135% in the new EC median from 2016 to early 2026, faster than private homes over the same period. And in the two latest readings, the discount to new OCR private homes was about 27% to 28%, which helps explain why demand stays strong.

12-month averages are from EdgeProp project pages viewed in September 2026 and are based on caveated transactions; launch figures are from EdgeProp news reports on the dates shown. Averages mix unit sizes and floors.

What an EC costs in dollars

Psf helps you compare; quantum is what you pay. At Coastal Cabana’s January 2026 launch, EdgeProp reported:

  • 3-bedroom units from about S$1.438 million (about S$1,649 psf)
  • 4-bedroom units from about S$1.623 million (about S$1,639 psf)

Those are starting prices. Higher floors, better facings and larger layouts cost more. As a simple illustration, a 1,000 sq ft unit at the Q1 2026 EC median of S$1,837 psf would be about S$1.84 million, while the same size at the OCR private median of S$2,503 psf would be about S$2.50 million, a difference of roughly S$666,000.

What you pay upfront also depends on the rules. At booking you pay a 5% option fee, then the balance of the 20% down payment in cash or CPF when you sign the Sale and Purchase Agreement. Our psf explainer shows how to compare prices fairly across projects.

What pushes the real cost up or down

The CPF Housing Grant

First-timer households may get up to S$30,000 (citizen couples earning S$10,000 a month or less), tapering to S$10,000 at S$11,001 to S$12,000, and nothing above S$12,000, according to HDB’s table updated 24 August 2026. Many buyers near the income ceiling receive no grant.

Payment schemes

Many current EC buyers choose the Deferred Payment Scheme where the developer offers it: EdgeProp reported that 87.9% of Rivelle Tampines buyers did. Deferred payment usually carries a higher price than the normal progressive scheme. For EC sites tendered from 8 May 2026 the scheme is removed, so future EC buyers will pay progressively. Loan limits

MAS caps the Mortgage Servicing Ratio at 30% of gross monthly income for EC loans while the MOP runs, on top of the 55% TDSR. For a household earning S$16,000, that caps the monthly instalment at S$4,800, which can limit the loan more than the price suggests.

Stamp duty and the resale levy

Buyer’s Stamp Duty applies to ECs as to any home. Second-timers may also owe a resale levy. Check both before you set a budget; our stamp duty guide has worked examples.

Resale EC prices: the older-EC discount

ECs can be sold on the open market after the MOP, and become fully private after ten years for current projects. Older resale ECs usually trade below new launches. Punggol, which has several, is a useful example (12-month averages from EdgeProp project pages, September 2026):

  • Prive (TOP 2013): about S$1,573 psf
  • The Terrace (TOP 2017): about S$1,564 psf
  • Twin Waterfalls (TOP 2015): about S$1,514 psf
  • Ecopolitan (TOP 2016): about S$1,444 psf

EC price vs a private condo in Hougang

For a north-east family the comparison is often an EC further away against a private condo closer to home. LinkTown Residences (Hougang Central Residences) is a private condo, not an EC, above Hougang MRT and a planned mall and bus interchange. Analysts expect an average of about S$2,500 to S$2,600 psf; no prices have been released. That sits close to the OCR private median and well above EC levels.

What the premium buys is flexibility and location: no income test, no MOP, no MSR, freedom to rent out the whole unit, and a future North-East Line and Cross Island Line interchange downstairs.
