Schools Near LinkTown Residences: Primary, Secondary and P1 Priority Explained
Primary and secondary schools near LinkTown Residences (Hougang Central Residences), how MOE’s 1 km and 2 km P1 priority works, and a checklist for parents buying for school access.
For many families, the first question about any new home is which schools are nearby. LinkTown Residences (Hougang Central Residences) has a strong answer on paper: Montfort Junior School sits right next to the site, and several other well-known primary schools in Hougang are close by. This guide lists the schools we can confirm, explains how Primary 1 (P1) priority by distance works, and gives parents a checklist to use once the official address is out.
Primary schools in Hougang near the site
- 01Montfort Junior SchoolNext to the Hougang Central site. An all-boys primary school.
- 02Holy Innocents’ Primary SchoolReported to be within about 1 km of the site. A co-educational school.
- 03CHIJ Our Lady of the NativityReported to be within about 1 km. An all-girls school.
- 04Xinmin Primary SchoolAlso in Hougang. Check the distance once the address is confirmed.
- 05Punggol Primary SchoolAlso in Hougang. Check the distance once the address is confirmed.
More broadly, primary schools are within about 1 to 2 km of the site. That mix of boys’, girls’ and co-educational schools is useful for families with children of different genders, although it does mean siblings may not end up in the same school.
How P1 priority by distance works
Every year, MOE runs the P1 registration exercise in phases. Children with siblings in the school, parents who are alumni or staff, and certain other links register in earlier phases. When a school has more applicants than places in a phase, priority is generally given in this order:
- Singapore Citizens living within 1 km of the school
- Singapore Citizens living between 1 and 2 km
- Singapore Citizens living beyond 2 km
- Permanent Residents, in the same distance order
If there are still more applicants than places within a group, a ballot decides.

A few points that often catch parents out:
- Distance is measured by OneMap, from your home address to the school’s boundary, not by walking route. Different blocks in the same development can fall into different bands.
- You must actually live there. MOE requires families who gain priority through their address to live at that address for a set period. If they don’t, the child can be transferred to another school with vacancies.
- Rules change. MOE has adjusted phases and place allocations over the years. Check the current rules for your child’s registration year.
- Timing matters with a new launch. LinkTown Residences is expected to complete around 2030 to 2031. If your child registers for P1 before you can move in, your current address is what counts. Check MOE’s guidance on using a new or uncompleted property’s address; our P1 registration 2027 guide explains the two-year rule.
Secondary schools in Hougang
Two secondary schools in Hougang are worth knowing about:
- Montfort Secondary School, a boys’ school. Montfort Junior School is affiliated with it, which may give Montfort Junior students priority under MOE’s affiliation rules. Check the current affiliation list with MOE.
- Xinmin Secondary School, a co-educational school.
Unlike P1, Secondary One posting is based mainly on PSLE results and the order in which you list your school choices. Home distance plays little or no part in admission. Being nearby still matters for daily life: a short, safe journey means more sleep, easier CCA schedules and less time on buses.
For junior colleges and polytechnics, transport becomes the main factor. The direct link to Hougang MRT on the North-East Line, and the Cross Island Line interchange targeted for around 2030, widen the options students can reach easily. See our CRL guide.
How school proximity shapes demand
In Singapore, homes within 1 km of popular primary schools often attract strong interest from families, both buyers and tenants. That has a few practical effects for LinkTown Residences:
- Resale demand. Families who want a particular school are a steady source of future buyers, especially for 3- and 4-bedroom units.
- Rental demand. Some families rent near a school for the years their child needs to live there. Read our rental potential guide for more on tenant pools.
- Stack and block choice. If different blocks fall on different sides of the 1 km line for a given school, some units could be more sought after than others. This is one of the first things to check once the site plan is out.
School proximity is a plus, not a guarantee. A place is never assured, even within 1 km, because popular schools are often oversubscribed in the earlier phases.
Beyond schools: daily family life
Hougang Central is set up well for families outside school hours too. The integrated development will include a mall of about 300,000 sq ft, a new bus interchange and a town plaza with sheltered event space. Punggol Park, Hougang Sports Centre and Punggol Community Club are nearby, and Hougang Mall is about a two-minute walk away. Enrichment classes, tuition centres, clinics and supermarkets are the kinds of tenants families will be watching for once the mall’s line-up is announced. More on the area in our location guide.
Checklist for parents
- Wait for the official address. Then enter it into OneMap’s school query function and note which schools fall within 1 km and 1–2 km.
- Check block by block. Large sites can straddle distance bands. Ask which block your preferred unit is in.
- Map your child’s timeline. Work out the year your child registers for P1 and compare it with the expected completion around 2030 to 2031.
- Read MOE’s current rules on phases, residency requirements and using a new address.
- Look at past registration results for your target schools to see how competitive each phase has been.
- Consider affiliations and gender. Montfort Junior (boys), CHIJ Our Lady of the Nativity (girls) and Holy Innocents’ Primary (co-ed) suit different families.
- Visit at school times. Morning drop-off traffic around a town centre can be busy. Check the walking route your child would take.
- Size the unit for growing children. Browse indicative 3- and 4-bedroom layouts on our floor plans page.
Bottom line
With Montfort Junior School next door and other primary schools reported within about 1 km, LinkTown Residences looks well placed for families. The details that decide P1 priority, your exact address and block, are not yet known, so verify on OneMap before you buy for school reasons.
