Like a typical 4 bedroom condo in Singapore, the 4 Bedroom Premium is for households that have outgrown the idea of “just enough”. Think three children, a live-in helper, a parent who stays several nights a week, or two adults who both need a proper home office. At about 1,496 sq ft in the indicative plan, it is a long-term home: most buyers at this size plan to stay through the children’s primary and secondary school years. This page focuses on how the space works day to day and what it costs to carry.
How the space typically works
In typical 4-bedroom premium layouts, the master suite is set apart from the other bedrooms, often with a walk-in wardrobe area. At least one junior bedroom may have its own bathroom, which works well for a teenager or a visiting grandparent. The living and dining areas are usually large enough to be separate zones, and the kitchen is more likely to be enclosed, with a utility or yard area beside it.
That service area is the part to study closely if you employ a helper. Look at whether there is a separate space with ventilation, whether the household shelter is being counted on as a room, and where the helper’s bathroom sits. Rules on what may be used as a bedroom apply to household shelters, so do not assume it can be one.

How BSD adds up at this price
At about S$3.74m, the stamp duty on this unit alone is S$164,000. Most of it comes from the top two tiers: 5% on the band from S$1.5m to S$3m (S$75,000) and 6% on everything above S$3m (S$44,400). A home for the school years
Families buying at this size often have school-age children, so location within the estate matters. Montfort Junior School is next to the site, and Holy Innocents’ Primary and CHIJ Our Lady of the Nativity are reported to be within about 1 km. Beyond school, older children gain independence here: the MRT, bus interchange and mall are downstairs, Hougang Swimming Complex and Hougang Sports Centre are in the neighbourhood, and Punggol Park is close for weekend cycling.
Stack and facing tips

- Privacy: check how close the living room windows are to the next block. With a bigger outlay, a more open view is worth prioritising.
- Parking and lifts: families with a car and a pram will use the lift lobby and car park many times a day. Ask how each stack connects to them.

Rental angle
Large units tend to have a smaller pool of tenants, typically relocating families, so they are rarely bought mainly for yield. The value of a 4 Bedroom is as a long-hold family home that you could rent out if circumstances change. No rents have been announced for this project.
4 Bedroom vs its neighbours
Versus the 3 Bedroom Premium (1,066 sq ft): the 3 Bedroom costs about S$1.08m less at S$2,500 psf and needs about S$17,350 monthly income instead of S$24,350. A family of four without a helper will often find it enough.
Versus the 5 Bedroom Premium (1,679 sq ft): only about 183 sq ft more, for around S$457,500 extra. If you need a fifth room for grandparents, the step up is proportionally modest; if not, the 4 Bedroom is the better value per room.
