Shopping for a 3 bedroom condo in Singapore? If you live in a Hougang HDB flat and have been watching the Hougang Central GLS site take shape, the 3 Bedroom Premium is probably the unit you are thinking about. At about 1,066 sq ft in the indicative plan, it is the classic upgrader size: three bedrooms for a family of four, above the MRT station, bus interchange and a new mall. This page is written for that buyer, with the sell-then-buy numbers upfront.
What to look for in the layout
Typical 3-bedroom premium plans have a master bedroom with its own bathroom, two junior bedrooms sharing a common bathroom, a living and dining area opening to a balcony, and a kitchen that may be open, semi-open or enclosable.
For a family moving from HDB, three things usually matter most:
- Kitchen: if you cook with a wok daily, an enclosable kitchen keeps smells out of the living room.
- Storage: HDB flats have store rooms and big service yards. Check for a household shelter, a utility area and space for a washer and dryer.
- Junior bedroom sizes: some layouts enlarge the master at the expense of the children’s rooms. Make sure each can take a single bed, study table and wardrobe.
One more practical point: count your furniture. Families moving from a 5-room flat often bring a large sofa, a six-seater dining table and a full-height fridge. Measure them against the official plan before booking day, not after key collection. The upgrader’s sequence: sell first, or buy first?
Hougang HDB resale medians for Jan–Nov 2025 were about S$675,000 for a 4-room and S$830,000 for a 5-room flat. After repaying any outstanding HDB loan and refunding CPF used plus accrued interest to your CPF account, the proceeds can go a long way towards the roughly S$769,000 needed at S$2,500 psf for the 25% down payment plus BSD. The monthly loan, though, still rests on your household income.
The timing is the tricky part:
- Buy first, then sell: a married couple with at least one Singapore Citizen pays ABSD upfront on the second property (20%, over S$530,000 at this price), then claims a refund if the HDB flat is sold within the IRAS time limit. That needs a lot of temporary cash or CPF.
- Sell first, then buy: no ABSD, but you may need to rent in between, or time your flat sale close to the launch.
- Minimum Occupation Period: you must have met your HDB MOP before buying private property while keeping the flat.
The HDB upgrader guide goes through each route. Because payments for a project completing around 2030 to 2031 are progressive, the heaviest loan draws come later, which helps cash flow in the early years.

Stack and facing tips for families
- Children’s rooms: a facing away from the bus interchange and town plaza is quieter at bedtime.
- School run: Montfort Junior School is next to the site. Stacks near the pedestrian exits on that side may make mornings easier; confirm once the site plan is out.
- Sun: larger 3-bedroom units often have windows on two sides. That helps ventilation, but check whether the living room takes afternoon sun.
Rental angle
Most 3-bedroom buyers are owner-occupiers, but the type has a useful fallback: families relocating to the area, including those who want to be near schools, form a steady tenant pool for family-sized units. That flexibility matters if a posting or change of plans comes up after completion. No rents have been announced for this project.
3 Bedroom vs the neighbouring sizes
Versus the 2 Bedroom Premium: roughly S$970,000 less at S$2,500 psf, and the income needed drops to about S$11,040. It suits couples, but a family of four will feel cramped.
Versus the 4 Bedroom Premium: about 430 sq ft more for around S$1.08m extra, with income needed of about S$24,350. Worth it if you have a live-in helper, three children or parents staying over often.
