As with any 2 bedroom condo in Singapore, the 2 Bedroom Premium is the unit type that has to do the most jobs. For a young couple it is a first home with space for a nursery later. For two friends or siblings co-owning, it is two private rooms with a shared living area. For someone who works from home, it is a bedroom plus a real office with a door. At about 678 sq ft in the indicative plan, this page looks at how it handles each of those roles at the Hougang Central condo.
Reading the indicative layout
“Premium” 2-bedroom plans typically give you two proper bedrooms with windows, and often two bathrooms: one attached to the master and a common one near the living room. The living and dining space is usually a single rectangle leading to a balcony.
The key question is where the two bedrooms sit. In a dumbbell layout, the bedrooms are at opposite ends of the living room. That suits co-owners, tenants or a home office, because nobody shares a wall with the bedroom next door. In a side-by-side layout, both rooms open off a short corridor, which is common for couples who want the second room as a nursery close to the master.
Also check whether the second bedroom can fit a queen bed plus a wardrobe, or only a single bed and desk. That difference matters for tenants and for resale.

Buying as a couple or as co-owners
Two incomes make the TDSR hurdle much easier: two people earning about S$5,500 each already meet the S$11,040 figure on paper. A few points to plan for:
- ABSD follows the highest-rate buyer. Two Singapore Citizens buying their first property pay no ABSD. A Singapore PR buying a first property pays 5% (about S$84,750 here). If either co-owner already owns a home, the whole purchase attracts that person’s rate. See our stamp duty guide.
- Age and tenure. Banks usually base the tenure on the average age of the borrowers; a shorter tenure raises the instalment and the income needed.
- CPF. Both buyers can use their Ordinary Accounts for the down payment beyond the 5% cash, and for monthly instalments, within CPF limits.

Working from home
If one of you works from home a few days a week, the second bedroom will likely become an office. Look for a window facing away from the neighbouring block, a wall long enough for a desk and shelving, and a power point you won’t need to extend. A dumbbell layout keeps video calls away from the master bedroom. With the NEL downstairs, office days are easy: Serangoon is two stops, and the line continues directly to Dhoby Ghaut and Outram Park.
Stack and facing tips
- Two-bedders are often placed in the inner or less panoramic stacks of a block. Ask how each stack faces before falling for a showflat view.
- If you plan to rent the unit out later, a stack with easy access to the MRT link and lifts is a practical selling point.
- Prefer a facing where both bedrooms avoid strong west sun, since you will sleep and possibly work in them.
Rental angle
A 2 Bedroom widens the tenant pool beyond singles to couples and small families, and to two friends sharing. That often means steadier demand, at a higher price per unit than the 1 Bedroom + Study. How it compares with the neighbouring sizes
Versus the 1 Bedroom + Study (506 sq ft): about S$430,000 more at S$2,500 psf buys an extra 172 sq ft and a room with a door. If you would otherwise wall off the study, the 2 Bedroom is the honest choice.
Versus the 3 Bedroom Premium (1,066 sq ft): the jump is large, about 388 sq ft and roughly S$970,000, with income needed rising to about S$17,350 a month. Couples who expect two children within a few years should weigh whether buying the 2 Bedroom now and upgrading later (with stamp duty twice) beats stretching for the 3 Bedroom.
