SIT Punggol Campus & Punggol Coast MRT: What It Means for Hougang Homes

SIT Punggol, the Singapore Institute of Technology’s new centralised campus, and Punggol Coast MRT station are the two most visible pieces of the Punggol Digital District to open so far. Both are now running. If you’re weighing a home in Hougang, including the upcoming LinkTown Residences (also searched as Hougang Central Residences) above Hougang MRT, it helps to know what they are, how Hougang connects to them, and where the “growth story” needs a reality check.

Punggol Coast MRT: the new end of the North-East Line

Punggol Coast station opened for passenger service at 3pm on 10 December 2024, extending the NEL one stop beyond Punggol. According to LTA:

• It serves the Punggol Digital District, including the JTC business park, the SIT campus and Punggol Coast Mall. LTA said the business park and campus would together house more than 28,000 workers and 12,000 students.
• The station has two entrances, one along New Punggol Road and one within PDD, plus more than 300 bicycle parking spaces, and is near a bus interchange.
• LTA estimated that travel from Punggol North to Outram Park would fall from about 60 minutes to about 45 minutes for residents in that area.

Punggol Coast from Hougang: four stops, no transfer

So a student, lecturer or PDD worker living near Hougang Central can reach the campus on one train, in the opposite direction to the morning city-bound crowd. What it means for Hougang homes

A second direction of travel

Hougang has always been a “commute into town” location. With SIT and the PDD business park at one end of the NEL and the city at the other, Hougang sits in the middle of a corridor with destinations in both directions. From around 2030, Hougang MRT is also set to become an interchange with the Cross Island Line, adding direct rides to Pasir Ris, Tampines North and Ang Mo Kio. See our CRL interchange guide.

Possible, but unquantified, rental interest

Staff, researchers, some students and business-park workers need homes. A few may prefer a mature town like Hougang, with established food options and a larger mall planned at Hougang Central, over living right next to campus. But we don’t publish rental demand figures, and you shouldn’t rely on anyone who claims precise numbers. Competition from closer towns

Punggol and Sengkang sit nearer to PDD and have newer housing stock (see Punggol condos vs Hougang Central). Hougang’s case rests on being a mature town with its own amenities and, soon, a rail interchange. Compare the three in Hougang vs Sengkang vs Punggol.

Punggol Coast and the wider north-east

The Punggol Coast area also connects residents to the waterfront and to Punggol’s parks, including Punggol Point Park and Coney Island Park, which are easy weekend trips from Hougang. Punggol Coast Mall, which LTA lists among the places the station serves, adds everyday shops and food for people working and studying in the district. For people living at Hougang Central, the new station mainly matters as a destination: work, study, or an outing to the Punggol waterfront.

For families: a university on the same line

There’s a simpler, more personal angle too. If you have children heading towards university in the 2030s, a home near Hougang MRT puts one of Singapore’s autonomous universities four stops away on a single line. SIT is known for applied degree programmes, often run with industry partners, and the PDD setting is built around that link between study and work. For many families, being able to stay at home through university is worth more than any rental argument. What to watch next

• How quickly the PDD business park fills with tenants, and which industries arrive.
• SIT’s enrolment and any on-campus housing announcements.
• Progress on the Cross Island Line Phase 1, targeted around 2030, which will make Hougang an NEL–CRL interchange.
• The launch of LinkTown Residences, expected in early 2027, with the mall and new bus interchange as part of the Hougang Central integrated development.

The bottom line

SIT Punggol and Punggol Coast MRT are real, open and meaningful for the north-east. For Hougang homebuyers they’re a supporting factor: a direct four-stop link to a growing jobs and education district, not a reason to buy on their own. Weigh them alongside the things that affect daily life more directly: the MRT at your doorstep, schools, food and the size of the mall downstairs.
