Malls Near Hougang Central: Where Residents Shop Today and What Changes

Ask Hougang residents where they go for a big shopping trip and many will name a mall outside the town. That is not a complaint about the malls in Hougang and its heartland shops, which cover daily needs well. It is simply that Hougang has had far less mall space than its population would suggest. The Hougang Central development, which includes LinkTown Residences (Hougang Central Residences), is set to change that.

Why Hougang has felt under-malled
Hougang has around 230,000 residents. Yet private retail space per person in the town is about 2.8 sq ft, against a national average of about 11.4 sq ft. In practice, residents do their daily shopping locally, at neighbourhood malls, markets and HDB shopfronts, and travel to Serangoon, Sengkang or Punggol for fashion, larger supermarkets, cinemas and a wider choice of restaurants.
The good news is that the North-East Line puts several large malls within a few stops. Here they are, closest first.
Malls in Hougang
Hougang Mall
Hougang Mall is the town’s main shopping centre and sits about a two-minute walk from the Hougang Central site, next to Hougang MRT station. It is a practical, everyday mall: supermarket, food court, pharmacy, services and a mix of fashion and household shops. For future LinkTown Residences owners, it will be the default errand run until the new mall opens.
Hougang 1
Hougang 1 is a smaller neighbourhood mall within Hougang, reached by a short bus ride from the town centre. It focuses on daily needs, food options and family services for the surrounding estates.
Hougang Green Shopping Mall
Hougang Green Shopping Mall is another neighbourhood-scale mall in the town, useful for groceries, quick meals and services. Like Hougang 1, it mainly serves the blocks around it and is easiest to reach by bus.
One or two stops away
Heartland Mall (Kovan)
Heartland Mall sits at Kovan, one stop from Hougang towards the city on the North-East Line. It is a compact mall with eateries, services and everyday shops, and it is close to Kovan’s busy food scene. Some residents also walk or cycle between Hougang Central and Kovan.
NEX (Serangoon)
NEX is the big regional mall of the north-east. It is directly connected to Serangoon MRT station, two stops from Hougang, where the North-East Line meets the Circle Line, and to Serangoon bus interchange. Expect a very wide choice: a large supermarket, a cinema, plenty of restaurants and family attractions. For many Hougang residents today, NEX is the weekend mall.
Compass One (Sengkang)
Compass One is Sengkang’s town-centre mall, linked to Sengkang MRT station and bus interchange, two stops from Hougang in the other direction. It is a family-oriented mall with supermarkets, food options, a cinema and a library, and it tends to be a little calmer than NEX.
A little further up the line
Waterway Point (Punggol)
Waterway Point sits beside Punggol MRT station, three stops from Hougang, and next to Punggol Waterway. It is a large mall with a strong mix of dining, supermarkets, a cinema and family-friendly outlets. It is roughly a 15-minute drive from Hougang Central, and pairs well with a walk or cycle along the waterway.
The Seletar Mall (Fernvale)
The Seletar Mall is in Fernvale, on the Sengkang LRT network. From Hougang, take the North-East Line to Sengkang, then change to the Sengkang West LRT loop. It is a neighbourhood-to-regional mall with a cinema, supermarket and plenty of family dining.

Paya Lebar Quarter
Paya Lebar Quarter (PLQ) is a newer mixed-use precinct of offices, homes and a mall beside Paya Lebar MRT. From Hougang, take the North-East Line to Serangoon and change to the Circle Line towards Paya Lebar. It is a good option when you want a different dining scene or are meeting friends from the east.

The new mall at Hougang Central
The Hougang Central site was awarded in January 2026 to a consortium of UOL Group, CapitaLand Development and CapitaLand Integrated Commercial Trust (CICT). The commercial component will be a mall of about 300,000 sq ft, developed and fully owned by CICT at an estimated development cost of about S$1.1 billion. It is set to be the largest mall in Hougang.
CICT is not new to suburban malls. Its portfolio includes Tampines Mall and Junction 8, as well as city malls such as Plaza Singapura and Bugis Junction. That gives a sense of the type of operator involved, although the tenant line-up for Hougang has not been announced.
The plans also include a new, integrated Hougang bus interchange, a town plaza with sheltered public event space, and a diverse range of F&B. The development will be directly linked to Hougang MRT, which becomes an interchange between the North-East Line and the Cross Island Line when CRL Phase 1 opens, targeted around 2030.
How the new mall changes things
- Fewer trips out of town: residents who now travel to NEX or Waterway Point for a bigger shop may find more of what they need at Hougang Central.
- A stronger town centre: a mall, bus interchange, MRT interchange and plaza in one place gives Hougang a clearer focal point, similar to what other integrated hubs have done for their towns.
- More footfall: expect a busier town centre, especially on weekends and during events at the plaza.
- Doorstep convenience for residents: for LinkTown Residences owners, groceries, dining and transport are expected to be downstairs rather than a walk away.

What buyers should keep in mind
A mall on site is a real convenience, but it is not the whole story. Check which side of the development your stack faces, as units near the plaza, bus interchange or loading areas may see more activity. The site plan will make this clearer once it is released. Also remember the mall and homes are expected to complete around 2030/2031, so near-term shopping will still rely on Hougang Mall and the malls above.
