Ask five people about the condo price in Singapore today and you will hear five numbers. That is because “the market” is really several markets: new launches and resale, city and suburbs, landed and non-landed. This guide narrows it down to what matters for most home buyers in 2026: what the official price index says, what recent Outside Central Region (OCR) condos have transacted at, and where Hougang, and the upcoming LinkTown Residences (Hougang Central Residences), fits on that map.

Quick answer (as of September 2026): Private home prices are still rising, but slowly. URA’s index rose 3.3% in 2025, 0.9% in Q1 2026 and 0.5% in Q2 2026, the latest released quarter. In the north-east and east OCR, recent integrated new launches have averaged roughly S$2,400 to S$2,550 psf, while older Hougang resale condos average about S$1,700 to S$1,900 psf. Analysts expect LinkTown Residences to average around S$2,500 to S$2,600 psf, an estimate only.

Singapore property prices: what the URA price index shows

Information is accurate as of September 2026; we update this page when rules or figures change.

The Urban Redevelopment Authority’s private residential property price index is the official yardstick. It tracks price changes quarter by quarter, rather than an average dollar psf. Here are the latest published figures, with Q2 2026 the most recent quarter released as of September 2026.

Three takeaways. First, 2025’s rise was the most modest since 2020, so the sharp gains of the post-pandemic years have cooled. Second, the OCR led non-landed growth across 2025 and again in Q1 2026 (+2.2%), as buyers chased new suburban launches. Third, in Q2 2026 non-landed prices were broadly flat: the city fringe (RCR) fell 1.2%, the OCR slipped 0.1% and the core (CCR) rose 1.8%. Compounding Q1 and Q2 gives an overall rise of about 1.4% in the first half of 2026.

Developers sold 2,141 new private homes (excluding ECs) in Q2 2026 and there were 3,813 resale transactions, according to URA’s 24 July 2026 release. Note that the Q2 flash estimate on 1 July 2026 showed slightly different regional numbers (OCR −0.2%, RCR −1.4%, CCR +2.0%); the final figures above replace it. URA’s Q3 2026 flash estimate is due in early October 2026, so check URA’s media releases for the latest figures before relying on these.

Why prices have slowed: cooling measures still in force

  • ABSD at 20% for citizens buying a second home and 60% for foreigners, since 27 April 2023 and unchanged as of September 2026. See our stamp duty guide.
  • TDSR at 55% of income, with a 4% stress-test rate for private property loans (as of September 2026).
  • Seller’s Stamp Duty on homes bought from 4 July 2025, with a four-year holding period, as announced.

Together these rules favour owner-occupiers and HDB upgraders over short-term investors, which is one reason OCR launches near MRT stations have held up better than luxury city projects in some quarters.

OCR condo price benchmarks: new launch vs resale

Hougang is in District 19 and in the OCR, the most affordable of URA’s three market segments. Our OCR, RCR and CCR explainer covers the boundaries. Within the OCR, the gap between new and older condos is wide. These figures are based on reported transaction data and are approximate, as of September 2026.

The pattern is familiar across Singapore. A new launch is priced above nearby resale because it has a fresh 99-year lease, new facilities and, in these cases, a mall or retail podium and transport links downstairs. What the benchmarks tell you about Hougang

Parktown Residence is the closest like-for-like comparison: the same developer partners (UOL and CapitaLand Development, with SingLand), an integrated mall and bus interchange, and a future Cross Island Line station. It sold about 87% of its 1,193 units on launch weekend at about S$2,360 psf, and the reported average later rose to about S$2,484 psf. A year later, Pinery Residences in Tampines West averaged about S$2,546 psf at its March 2026 launch, based on reported figures, which shows where suburban mixed-use pricing had moved by 2026.

LinkTown Residences sits above an existing North-East Line station that is set to become an NEL–CRL interchange, and it is closer to the city by train. Analysts’ expectation of S$2,500 to S$2,600 psf reflects both that premium and the higher land price: the consortium paid S$1,179 psf ppr for the site. Condo resale price vs new launch: the quantum view

Psf is useful for comparison, but you pay in quantum. Using indicative sizes from Parktown Residence (not official LinkTown plans), a 2-bedroom of 678 sq ft works out to about S$1.70 million at S$2,500 psf, and a 3-bedroom of 1,066 sq ft to about S$2.67 million. The same 3-bedroom size at a Hougang resale average of about S$1,800 psf would cost roughly S$1.92 million, although older resale units are often larger for the same bedroom count.

For many HDB upgraders, the real comparison is against their flat’s value. Hougang HDB resale medians for January to September 2026 were about S$619,000 for a 4-room and S$775,000 for a 5-room flat, which shapes how much cash and CPF they can bring to a condo.

How to judge whether a condo price is fair

Averages hide a lot. Before comparing one project’s psf with another’s, adjust for the things that move price within the same town:

  • Age and lease. A 99-year leasehold condo completed 15 years ago has less lease left than a new launch, which affects CPF usage, loans and future buyers.
  • Unit size. Smaller units usually carry a higher psf but a lower quantum. Compare like with like: a 2-bedroom against 2-bedrooms.
  • Floor and facing. High floors and unblocked views often cost more per square foot in the same block.
  • Connectivity. A direct MRT link or an integrated mall tends to command a premium over a condo a bus ride away.
  • Transaction date. A price from 2024 is not a price from 2026. Use recent transactions, and check them on URA’s own tools.

Singapore property market 2026: what to watch

  • URA’s Q3 2026 flash estimate. Due in early October 2026, it will show whether the flat non-landed reading in Q2 continued.
