LinkTown Residences (Hougang Central Residences), expected to launch in early 2027, sits at the opposite end of the spectrum: in the town centre, directly linked to Hougang MRT.

Riverside living vs town-centre living

Kingsford Waterbay’s appeal is its setting. Many units look over Sungei Serangoon, and the river is part of a greener, quieter edge of Hougang. The park connector network along the river is popular with runners and cyclists, and Punggol and Sengkang’s parks are within reach.

LinkTown Residences is about convenience. The new bus interchange, a mall set to be Hougang’s largest and the MRT are part of the site, with a town plaza for events. Hougang Mall is about a two-minute walk. It is busier, but most errands can be done on foot and under shelter.

Transport: the biggest gap

This is where the two differ most. From Kingsford Waterbay, residents typically walk to the LRT or take a bus to reach the North-East Line. It works, but it adds a transfer and waiting time to most trips into town.

If you drive, the gap narrows. Both are reasonably placed for the KPE and TPE, and Kingsford Waterbay’s lower price may leave room in the budget for a car.

For most owners, that difference will not affect daily life, but it can matter at resale in later decades, when remaining lease affects CPF usage and bank loans for the next buyer.
