High Park Residences is one of the most searched condos in the north-east, and for good reason. It is huge, completed, sits beside an LRT station in Fernvale and trades well below new-launch prices. If you are shortlisting a Sengkang condo for sale and also following LinkTown Residences (Hougang Central Residences), the question is simple: pay less for space in Fernvale, or pay more for a home on top of Hougang MRT?

Commute: LRT plus MRT, or MRT at the door
This is the biggest practical difference. From High Park Residences, a trip to the city usually means taking the LRT a few stops to Sengkang, then the North-East Line. Sengkang (NE16) is two stops from Hougang (NE14), so High Park residents pass through Hougang on the way to town.
From LinkTown Residences, you take a lift and a sheltered link straight to Hougang MRT. You save the LRT leg and the transfer, which on a daily basis adds up. From around 2030, Hougang also becomes an interchange with the Cross Island Line, opening direct rides east to Pasir Ris and west to Ang Mo Kio. The Sengkang LRT is reliable and cheap, and many residents are happy with it. But if you commute daily and value time, count the extra leg honestly.
High Park Residences price vs LinkTown estimates
At roughly S$1,640 psf for High Park (12-month average, as of September 2026) against an expected S$2,500–2,600 psf for LinkTown, the gap is about 52–58% per square foot. On the same indicative sizes (taken from the developers’ recent Parktown Residence, not from either project’s actual plans), the difference looks like this:

Put another way: for the price of a new 2-bedroom at LinkTown, you might afford a larger resale unit at High Park. That is the core trade-off for families who need space. For buyers who prize location, a newer lease and integration, LinkTown’s premium buys something High Park can’t offer.
Age and lease
High Park’s lease began in 2014. When LinkTown Residences completes around 2030/2031, High Park will be roughly 16–17 years into its lease, with plenty of runway left for CPF and bank financing. Lifestyle: Fernvale vs Hougang Central
Fernvale is newer, greener and quieter, with Sengkang Riverside Park and its floating wetland nearby, and The Seletar Mall for daily needs. It suits buyers who like a calm residential feel and don’t mind a short LRT ride. Hougang is a mature town with a denser mix of hawker centres, schools, sports facilities and heritage. LinkTown Residences will sit at its busiest point, above the new mall and interchange, with Hougang Mall a short walk away. Questions to ask before you choose
- How often will you use the MRT? Time your real door-to-desk trip from Fernvale in the morning peak, including the LRT wait and transfer at Sengkang, and compare it with a Hougang start.
- How much space do you need in five years? If a third bedroom or a study will matter soon, the lower psf at a completed Sengkang condo may be decisive.
- When do you need to move? High Park is ready now. LinkTown Residences is expected to complete around 2030/2031.
- What will the monthly costs be? Ask High Park sellers for the current maintenance fee; LinkTown’s won’t be known until the MCST is formed.

High Park Residences may suit you if…
- You want more floor area for your budget and a completed home now.
- You like a quieter, greener estate and don’t mind LRT plus MRT.
- You want a large condo with a wide range of facilities.
LinkTown Residences may suit you if…
- You commute daily and value a direct MRT link, and later a CRL interchange.
- You want a new home above a mall and bus interchange.
- You can wait until about 2030/2031 and prefer progressive payments.
