Carissa Park is one of the rare freehold condos in the east that still transacts at a relatively accessible psf. The 528-unit estate at the start of Flora Drive was completed in 2001 and is part of a cluster of private condos between Pasir Ris, Tampines and Changi. People searching for Carissa Park are usually weighing freehold tenure against age and location. Here are the verified facts, recent prices and a fair comparison with a new launch.

Quick answer: Carissa Park Condominium is a freehold, 528-unit condo at 2, 4 and 6 Flora Drive, District 17, completed in 2001. It averaged about S$1,239 psf over the last 12 months (EdgeProp, URA data, accessed Sep 2026). You get freehold tenure and a wide unit mix; the trade-offs are age, distance to the MRT and its position next to the TPE.

Unit types and sizes

Carissa Park has one of the broadest unit ranges on Flora Drive. Based on EdgeProp’s floor-plan records:

  • 1-bedroom: about 624 to 1,119 sq ft
  • 2-bedroom: about 926 to 1,378 sq ft
  • 3-bedroom: about 947 to 2,110 sq ft
  • 4-bedroom: about 1,496 to 3,014 sq ft

Three-bedders dominate the records. The large site for 528 units means a low-density layout, which many owners value. Facilities are not listed in the sources we checked, so confirm them on a viewing.

Carissa Park prices and rents

Based on EdgeProp’s summary of URA caveats (accessed September 2026):

  • Sales, last 12 months: about S$1,049 to S$1,313 psf, averaging about S$1,239 psf.
  • Highest recorded: about S$1,313 psf in June 2026, for a 624 sq ft unit.
  • Rents, last 12 months: about S$2.1 to S$4.6 psf per month, averaging about S$3.3 psf per month; EdgeProp puts the indicative gross yield at about 3.2%.

For context, EdgeProp reported in December 2022 that Carissa Park averaged about S$1,028 psf at the time, among the lowest-priced freehold condos in Singapore, and that it had the most rental transactions of the group it studied. About 87% of recorded buyers are Singaporeans.

Past transactions are not a forecast. Check the latest caveats before you make an offer.

Location and amenities

Flora Drive is a quiet residential road lined with private condos. Carissa Park sits near neighbours such as Ballota Park, Edelweiss Park and Hedges Park. EdgeProp lists LIV@Changi, Komo Shoppes and Tampines Mart as nearby malls, plus supermarkets in the area; bigger malls are in Tampines and Pasir Ris.

White Sands Primary and East Spring Primary are within 1 km according to EdgeProp. Temasek Junior College and several secondary schools are within 2 km.

EdgeProp has noted that the development is next to the Tampines Expressway, which could mean traffic noise for some stacks. It is worth visiting the units facing the expressway at peak hours.

Transport

Tampines East station on the Downtown Line is about 1 km away in a straight line, so many residents take a bus or drive. The TPE is next door, giving quick access to the airport, Tampines and the rest of the expressway network. When CRL Phase 1 opens (LTA targets around 2030), Pasir Ris East station will be roughly the same distance away and will link to Pasir Ris, Tampines North, Hougang and Ang Mo Kio. See our CRL Phase 1 stations guide.

Pros and cons

Pros Cons
Freehold tenure Completed 2001; older fittings and facilities
Low-rise, low-density layout About 1 km to the nearest MRT
Wide unit mix, including large family units Next to the TPE; possible traffic noise
Future CRL station in the area Neighbourhood malls only within walking distance

Who Carissa Park suits

Carissa Park tends to suit owner-occupiers who value freehold tenure and space, families rooted in the east, and people who drive or work around Changi, Loyang or Tampines. Investors should note the modest yield compared with leasehold neighbours such as Hedges Park. Freehold does not stop a building from ageing, so budget for upkeep and check the sinking fund with the managing agent before you commit. Resale condo or new launch?

Buyers who like the idea of freehold but also want a new home with an MRT at the door often compare two very different paths. One is an older freehold resale like Carissa Park. The other is a new 99-year leasehold launch such as LinkTown Residences (Hougang Central Residences), directly linked to Hougang MRT with a future Cross Island Line interchange, a mall and a bus interchange.

Carissa Park LinkTown Residences
Status Completed 2001; resale New launch; sales expected early 2027 (UOL’s August 2026 results guide a 2H 2027 launch)
Tenure Freehold 99 years from 2026
Transport ~1 km to Tampines East (DTL) Directly linked to Hougang MRT (NE14)
Price ~S$1,239 psf average (last 12 months) ~S$2,500–2,600 psf (analyst estimate)

S$1.7 million buys roughly 1,370 sq ft at Carissa Park’s average psf, versus about 650 to 680 sq ft at LinkTown’s estimate. Carissa Park wins on tenure and space; LinkTown wins on transport, amenities on site and a brand-new building. Read our new launch vs resale guide and the LinkTown Residences overview for details.
